That is a question on many people’s minds these days! The reason is that those properties are zoned to allow duplexes, and essentially the developers are stretching the definition of a duplex by adjoining the two individual houses with a small utility room or garage. We have such nice lot sizes here that developers are buying the smaller homes, tearing them down, and building two single family homes that are attached by a small adjoining room. Or they buy a larger home, renovate it, and adjoin it with a new construction home on the same lot. Darnedest thing I’ve ever seen! It appears to be the new trend, though, because they don’t have to get rezoned and they are actually getting two single family homes for the price of one lot. And, they are selling!
We may see a change in the future, though. I know one developer who just got permission to build four single family homes without adjoining them to make them two duplexes. And, our councilman is terming out this year, so it will be interesting to see how his replacement handles the duplex developers in the future.
Merribeth, I‘m on the Board of the 12South Neighborhood Association and this has been a topic of discussion at our recent meetings. The consensus at the moment is that as long as the builders stay true to the existing architecture in the neighborhood, we are pretty much ok with it. Do you have an opinion one way or the other? Not knowing the areas you mentioned, but looking at pictures on line, I don't know that you could say that Knoxville has cool/hipster/artsy neighborhoods like any of these. I'm sure there are those that might disagree.

After that you would probably want to take a look at Old North Knoxville )http://en.wikipedia.org/wiki/Old_North_Knoxville), 4th & Gill (http://www.fourthandgill.org/History.html), maybe parts of Ft Sanders (http://en.wikipedia.org/wiki/Old_North_Knoxville). Another area that is up and coming is "Happy Holler" or the North Central Business District (http://www.metropulse.com/news/2012/feb/01/local-color-knoxville-north-central-neighbhorhood/).

Yes There are financial incentives for moving to the area. There are grants available for some of the new and restored houses that are being built in the Jackson Walk community as well as in the Lana community.... more
There is a facility in the area....I do not know if any odor emits from that facility nor have I heard that particular complaint. You might want to drive through and ask residents personally so you get first hand information.... more
My grandsons attend Farmington. 2009 and 2010 the program was great, then a management change occurred and quality of the program dropped as did the people hired to manage the kids in the afternoon. My daughter moved both boy's to Farmington Pres middle of last year and it changed their lives. Professional staff, good programs every afternoon, study and play time.... more
