You should start with a mortgage broker. Hopefully, your real estate agent handled this in such a manner that your short sale was reported as Paid in Full (and not paid in full for less than agreed). Some agents don't know that you can get a short sale reported as paid in full these days. If it is reported in that manner, then you have no short sale on your record at all!!

N0 - imo, that's not true - Using a Realtor would be the "excellent" (and more reliable) way to find foreclosures.
If you are referring to paying for Realty Trac, please know that their "lists" are NOT listings.....many of those homes will never be on the market. They only have lists of homes, simply put, where paperwork has been filed due to money being owed....they are not yet "foreclosed on"..................don't waste your money.

Definitely 53rd St just north of T St. It gets CRAZY over there! Lights across the streets, music, Santa is there. Just a great vibe in a cute little neighborhood.
The Fab Forties is always a great place to see lights in Sacramento as well.

The rental market is very tight right now. For rentals most are manged by property managers and as a renter you contact each one. Most have websites now that you can find the details on and see how to submit an application. You are wise to watch for scams as they have become prevalent, they end up on Trulia from data feeds. Trulia has a posting on things to watch out for.

May I ask why you are relying on a real estate agent to bring you a renter? Not that they can't. Just that that is not our area of expertise. We help people buy and sell homes. Renters usually come through property management companies or from rental postings such as www.craisglist.com
Another great way to find a good renter is to post a for rent sign right out front of the property. People who are visiting with family and friends, and like the neighborhood, might see your sign and decide they want to rent.
To answer your question, if I, as an agent, had a renter for your home, I would not require compensation. I would, however, ask to be your REALTOR, in the event you deire to sell the home in the future. :)
