Go and leave your business card, tell them something about yourself and your family, what you do, what you can help with, ask what they do, welcome them to the neighborhood etc.

The attraction of condos in Miami and South beach are that If you are in the downtown, brickell area you can walk down stairs and go to restaurants, bars, banks, libraries etc. You can also walk to metro rail and go to other parts of the city. If you are in south beach you probably look out your window and have views to the ocean. In addition you can walk to many restaurants, bars, shops etc. All while enjoying the south florida weather.... more
I own a condo at 350 S. Miami Ave. It's not a dangerous area at all. The area has opened new restaurants downtown on and near Flagler (the main street) within the last year or two. When I first bought the condo in March, it was a little gritty on Flagler (but still safe to walk down), but now it's just fine with new upscale businesses mixed with older businesses. I know Newark, and it's NOTHING like Newark.... more
I love running through Coconut Grove on Bayshore Drive as well as throughout Brickell/ Brickell Key. All are very scenic and make for an enjoyable run!
Without a specific address for a condo in Miami or a single family home, it is impossible to answer the question. However, most condos expect a monthly fee, while most HOAs (homeowner associations) expect their fees to be paid quarterly.
If you are looking at homes on the website of your Miami real estate agent, the condo or homeowner association fees are usually posted on each listing.
