Yes, it has a loft style bedroom. It does not have a basement, just a crawl space. The 2nd floor contains not only the loft style "3rd" bedroom, but also a master suite which would have a bath. There is one BR, one bath on main level. River frontage and less than 5 miles to town are some great advantages of this home.

It appears,according to tax assessor records, this house was a foreclsoure by Bank of America in October 2011 and "sold" at the same time to Federal National Mortgage Corp. It does not appear to be a trailer but rather a frame built home with vinyl siding, a basement and, of course, the second floor seen in the picture.
I will be happy to monitor new listings to see if it comes on the market as it sometimes takes a few months after foreclosure for it to be assisgned to an agent and placedd back on the market.

Good luck in your venture. You may want to check out Landwatch.com or other websites to list this land if you are not going to list with a realtor. Current statistics show Gilmer county, as of end of Sept. '09 has 7,519 lots or parcels of land on the market. 41.% are listed for under $50,000(3,129 parcels); 36.6% are listed between $50K-$100K (2757 parcels); and the other 23% (1,718 parcels) are listed over $100K. That is your competition! Some are individual lots, some are subdivisions. I suggest you get a realtor to create a CMA (Comparative Price Analysis) for you to give you the right range to price your S/D. Be sure you have at least some "slivers" of views cut on lots with that feature so lookers and pictures can reflect that option. If you have any water features, also "beautify" those for pictures. You need signage with a plat, if already created, so people can orient themselves to which lot is which. However, if you don't go with a realtor, you need to get an internet presence because that is where the modern day shopper starts. We used to be able to go to builders and get them interested in lots; now, builders aren't building, banks aren't lending except for custom homes (contract in hand!) and life is different with all the foreclosures mixed into our inventory. Just for your information, Sept. 09 sales of land numbered 10 and year to date numbers 82. Median price is 49,900.
I hope this gives you a perspective of the market we are in and will help you plan how to market your property. One other source may be talking with commercial realtors who may have investors with an interest.

This property is actually under contract now. It is located about 1 mile outside of downtown Ellijay. Without seeing the neighborhood or visually inspecting it, the price is probably indicative of the location or major problems with the structure of the home. It is a foreclosure that has been on the market since June, 2010 and was originally listed at $94,900. History shows a steady decrease in the list price as time goes on....which is typical in a foreclosure situation.
