It is going to be a challenge for you to find a decent loan at that FICO score and 0 down payment. We have lenders that will consult with you to find the best possible scenario for the situation.
One real possibility is going to be a recommendation to rent for a few months, maybe 6 with a mutual plan to improve your credit so you can get a good loan. A great lender will put together a plan with you to raise your score and not charge you for doing so.... more

If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. I personally live there and love it. Phoenix is a spotty city to begin with, so the neighborhoods can change really quick, and they do so especially in south mountain. That's why the prices are the way they are- but it isn't empty out here, there is a big population, lots of shopping centers, major roads, and attractions. It really does matter where you look though, depending on what your plans are for the property.
