I was born and raised in Los Gatos, as were both of my parents. One of my grandmothers is from Los Gatos and the other actually from Palo Alto. I can't resist providing some insight here. What you're looking for as far as a rental is pretty much what most people in the area would love to have - but doesn't exist.
Apartment buildings in Los Gatos are few and far between. Many of the natives were priced out during the economic boom in the Silicon Valley. Homes that were owned by older people (often Prop 13 protected) are handed down to their children and grandchildren, who keep them and live in them, or are sold and snapped up by executive types. These are very exclusive areas. You didn't mention if you already have jobs lined up but realistically, you should probably look in a different area and send your kids to private schools if you aren't happy with the neighborhood schools.... more
There are many single family detached homes in San Jose that are either townhouses or condos because they are a part of PUD ... just as there are many townhouses that are categorized as condos and a ton of single-level units sitting on the ground with no one above them, attached to three other units … that are categorized as townhouses ...

There are several 3rd party websites which will post offerings to numerous other sites. If the property was originally posted to one of those, no one will know for sure where all it is listed. Updates to status seem to not be sent out .
If the property was 5469 Cribari Green it was listed on the MLS which is picked up by many 3rd party websites without the listing agent knowing.

It would be very unusual if the district boundary lines match zip code boundary lines.
If you view the school boundary maps for the San Jose Unified Elementary Schools you would be able to pick which areas and thus related zips interest you the most. See:

The phone number also shows it listed on craigslist which has been removed, it also shows it listed in San Francisco. So as Charles stated, be cautious.

The ad appears to be a scam. That house is not for rent since the address does not even exist. There is a nearby house that is for sale. It is likely that the scammer took the information from the house that is for sale but made a typing error on the address.... more

I believe you are correct to suspect a scam. This fits the profile of these scams: it is for sale, vacant, and the rental price is ridiculously low. 3360 Cadillac had been a foreclosure and an investor is trying to resell it. It is listed by Jeremy Irvin at 925-416-4989. The listing says for more information to call Steve Lee for any questions at 510-364-1214.

This rental issues are such a shame, it is an ongoing situation in many States. Renters BEWARE, many of these cons have set up executive offices, they have fabricated licenses and business cards claiming they work for different financial institutions. If you are lucky they are just in business to make a $100 - $150 application fee, some can take a deposit or even 3 months rent. Renters it is not a good time to venture on your own, make sure you hire a Realtor with verifiable references and credentials.... more

This is a scam. Always ask an agent to check the address so you know who you should be dealing with and the status of the property. Do you need RENT vs BUY listings emailed to you? The one bedrooms are from $1,600 and you can buy one bedroom condos for less than $1,600 and about $1,000 down. Do you have a BK or foreclosure in the last 2-3 years? I'm not sure how you contacted the person offering the home for rent. I see Trulia displaying what appears to be a small property management company as the source of the listing, but their website isn't useful to find the property. (Two websites one registered in 2007 with Virginia address redirected to the other which was registered in 2009 with a Colorado address, but the name of the registered owner NARPM corresponds to an property manager association whose own website was registered in 1999 with a Texas address).
The property was recently sold (about 1 month ago). The pictures for the rental appear to be taken when the property was for sale but not by the same photographer. The rental pictures were likely taken with a cell phone camera.
There may be a new owner who does intend to rent it out but it sure sounds like you were connected to a scam.

One of the strategies of rental scammers is to price the ‘fake’ rental below the average rental rate in a specific market. This allows the scammers to receive as many emails or inquiries as possible.
One way to see if a rental is too good to be true is to look at average rental rates for like properties within that area. rentBits has a rental rates tool that currently offers rental rates for over 4,000 cities in the US.

If you are willing to commute to San Jose, look to Morgan Hill, Salinas and Hollister for housing, although the $1600 rent is likely still be a bit under the value for a home with amenities you desire. You can also try parts of the East Bay--Hayward, Union City and San Leandro for possible housing options. You will find that you will need to drastically scale back your housing expectations here in California to stay within the $2000 per month budget.
Check rent.com for some housing choices along with rental here on Trulia.com and Zillow.com. Good luck!!

Hello Mary,
No, a business license is not required to rent out a residential dwelling. You would be the landlord/owner but possibly would need to hire a property manager to oversee the property if you are not residing in the area.
If it is a commercial property then you definitely would need to have someone manage and oversee the tenants.
I suggest that you work with a local real estate agent there to assist you in marketing the property and guide you through the rental process.

According to the information that I have access to, there is no such address as 1881 Gregg in San Jose. However the property at 1880 Gregg is currently listed for sale.
I agree with Terri Vellios that the advertisement that you are looking at is probably another rental scam.
