A terrible credit yet with good salary is actually NOT THAT BAD. There are companies that can help you out here. These are the companies that help people rent even with bad credit. Yes, they are the ones that don't do credit checks and only ask for minimal requirements. What I know is that these companies actually require you to have a decent monthly income in order to get approved. What I can recommend is EZ Lease Rentals to be specific and to help you out. most condos (privately owned) include water, basic cable & trash removal - so all you need to pay is electric & internet etc…
Most apartment complexes charge separately for water, trash removal, cable etc…
so, be sure to ask what's included as it can vary from place to place.

Rats... Ewww... Please read the lease regarding pests and how the landlord will handle such creatures. If their isn't a section that mentions vermin then you will definitely want to get out of the unit. I think a damaged couch is the least of your worries.

Simply stated, its the value of the furnishings....with this said, most people lend to overvalue their furnishings in these situations. When buying we always recommend, when negotiating a contract, to make your offer based on the home itself. Then after the fact, make an offer on the furnishings.
In the case of renting, the presence of furnishings is also over rated. If you able to be inconvenienced a little and begin by ruffing it a bit, you may be surprised how cheaply and nicely, you can furnish a unit.
I frankly would prefer an unfurnished unit from the perspective that it's one less thing I have to worry about. A stain on the sofa, a broken chair leg, or scratch on a finish has the potential of resurfacing in the form of a penalty on your deposit.

Any violation of your lease is a forfeit of your deposit. Follow the rules and you'll get your deposit, don't and you are forfeiting your deposit.
