You really need to sit down with an agent that has experience in both multi-family and single family homes and determine how much time you are willing to put into owning a property and maintaining it and the tenants. With multi-family you are probably going to have more turnover so you will invest more time in renting it and maintenance since basically you will owning 4 or more units. If you do not want to spend that much time then you should invest in single family. It sounds like you have already figured out the best option. I am personally not familiar with that zip code very much, and there would be a lot of things an agent would need to know in order to be able to help you.

It is going to be a challenge for you to find a decent loan at that FICO score and 0 down payment. We have lenders that will consult with you to find the best possible scenario for the situation.
One real possibility is going to be a recommendation to rent for a few months, maybe 6 with a mutual plan to improve your credit so you can get a good loan. A great lender will put together a plan with you to raise your score and not charge you for doing so.... more

I just checked your link for the home and I don't see where it says that your property sold in 2012. The only thing I saw was that it shows property taxes for 2012. Under homes that sold near you is a similar address but it is Street not Place that sold in 2012. Could it be possible that you were looking at this address instead? 14828 N 51st St, Scottsdale AZ 0.06 mi Single-Family Home $283,000 8/28/12.
I also checked MLS and the tax records and it does not have any information that your property has sold since your purchased it in June 1989.

Actually no! We have been experienced unusually LOW inventory until August and we now see a very stable set of listings on the market. Most of those still on the market are typically overpriced or needing work and buyers are tending toward the fully remodeled properties as we had so many investors come in for the fix and flip. The short sales and Foreclosures have slowed dramatically. in fact the reports are showing our foreclosure numbers below 2005! One of the reasons we are not seeing another dip is that our housing values have increased in the last 18 months as much as 35% in some areas. I had a seller that I met in March of this year expecting to do a short sale, and since timing was not critical to her, I recommended she wait a bit. We just closed her home last week and she closed RECEIVING a check instead of having a short sale on her record!
