A Sheriff sale property can be a good purchase for a person that knows how to do major rehabilatation on a home or has family/friends that can do that work.If a person needs to use contractors on a usual payscale, the cost of rehabbing can be prohibitive.
Other things needed to know is title to property will be clear but the person does not get to see the inside of the property before purchase and the property could have people living in the property. It is the new owners respons ibility to have the people evicted which is a 3 month process in Philadelphia with multiple court visits and costs.

Sure; there are some legit rent-to-own options out there, but a 625 credit score should qualify you for an FHA mortgage if you'd like to buy straightaway. There are also a number of great down payment assistance programs out there as well, if you'd like to save up a bit before going forward. First of all, make sure that you have a good idea of the type and size of building you have in mind, a viable site that's zoned correctly for the purpose, etc. Once you've ironed out those basic details, get at *least* 3 bids from various contractors who specialize in the type of edifice you wish to build. (Always make sure that they're licensed, insured and reputable before signing on with anyone!)
And since things can - and almost always do - come up that aren't anticipated during the bidding/pre-construction process, make sure to pad your budget with an extra 20-30% for cost overruns, at a minimum.
You can take a look at what new construction in the area/s you have in mind have cost per square foot once sold, and this might give you a rough ballpark estimate from which to begin when it comes to figuring out a fair price from nearby contractors. (Sale prices, of course, factor in profits, so remember that when estimating as well. The profit margins can vary by contractor, but be sure to knock at least 10% off the cost of a newly constructed bldg once sold for a fair view of things.)... more

That's a tough one and I can't speak for every rental or management company but for the majority I know of , most will increase your deposits considerably if they will allow you to proceed with a score below 600. It will be tougher to find a home, but be aggressive and you can try to negotiate with people; and if they won't budge, get on to the next. Persistence always wins out! Good hunting to you, I personally had some good fortune to refer some folks that moved into town to a 'for rent' by owner, and he was able to get them in a place even though they were starting over and had a 430 credit score. With a steady job and income like you have I'm confident you will get the place you will be happy in, it just might take a little extra work to find.... more

You should not make a decision on whether a home is worth looking at exclusively based on what is said or shown on the internet, if the size is right, the location seems what you like, style of home you like, and price seems to be working for your budget the best is to meet a good local Realtor and work with just one, your personal Realtor to see the home in person... or the Realtor could potentially preview it for you and report back to you.... But just the internet will never give you all that you need to know and see to compare one property to another and make a well educated decision whether to make and offer or not.
