That is like asking a bank to lend you money when you are unemployed. Especially in this economy, Landlords are even more careful about performing credit checks on their applicants. Landlords need to be certain that tenants have the ability to get all utilities put in their name. Chances are if there are collection accounts from utility companies on an applicants credit profile, then those balances must usually be paid off prior to activating a new account. Depending on an applicants financial situation, he/she may not be prepared to do all that.
I would suggest that you be honest and upfront with any potential landlord about any negative lines on your credit history. With good references from present and previous landlords, stable work history with sufficient income, and a reasonable Debt-Income ratio, you may sometimes be able to offset the bad credit. You can always offer to pay another month or two rent as additional security deposit. Good luck with your search.... more

Happy Cyber Monday Stephanie!
No doubt about it...a credit score of 570 makes Owners / Landlords, Mortgage Lenders and Real Estate Agents see your situation as precarious. I'd like to get more information from you, and see how we can move forward. Please contact me directly.
A Sheriff sale property can be a good purchase for a person that knows how to do major rehabilatation on a home or has family/friends that can do that work.If a person needs to use contractors on a usual payscale, the cost of rehabbing can be prohibitive.
Other things needed to know is title to property will be clear but the person does not get to see the inside of the property before purchase and the property could have people living in the property. It is the new owners respons ibility to have the people evicted which is a 3 month process in Philadelphia with multiple court visits and costs.
If you would like to discuss this furthur, please contact me.

Sure; there are some legit rent-to-own options out there, but a 625 credit score should qualify you for an FHA mortgage if you'd like to buy straightaway. There are also a number of great down payment assistance programs out there as well, if you'd like to save up a bit before going forward. I blogged about a few of those programs here a few weeks ago if you'd like to have a look: http://www.trulia.com/blog/kimberlywingfield/2013/11/making_real_estate_affordable_in_philly
If you're looking to get into some of these programs, now is a great time to verify eligibility/get your applications in! Many/most of these down payment assistance, etc. options only have a certain number of spaces open per calendar year, so it's best to throw your hat in the ring as early as possible if they seem like something you'd be interested in.
If you have any other questions, feel free to contact me any time; good luck in your search!

In general, property taxes in Cheltenham Township are amongst the highest in Montgomery County. Having sold a home in the neighborhood earlier this year, I am very familiar with this wonderful community.
You will find that the property taxes are on par with similarly sized homes in the area. Have you been looking in the area long? As an expert in the area, I would love to help you with your new home search in any way that I can.

First of all, make sure that you have a good idea of the type and size of building you have in mind, a viable site that's zoned correctly for the purpose, etc. Once you've ironed out those basic details, get at *least* 3 bids from various contractors who specialize in the type of edifice you wish to build. (Always make sure that they're licensed, insured and reputable before signing on with anyone!)
And since things can - and almost always do - come up that aren't anticipated during the bidding/pre-construction process, make sure to pad your budget with an extra 20-30% for cost overruns, at a minimum.
You can take a look at what new construction in the area/s you have in mind have cost per square foot once sold, and this might give you a rough ballpark estimate from which to begin when it comes to figuring out a fair price from nearby contractors. (Sale prices, of course, factor in profits, so remember that when estimating as well. The profit margins can vary by contractor, but be sure to knock at least 10% off the cost of a newly constructed bldg once sold for a fair view of things.)... more

Don, REALTORS are prohibited from discussing this with clients/customers. Furthermore, my own personal moral code would not allow me to discuss this with you. I run a color-blind practice and encourage all my colleagues to do the same.
If the racial makeup of a neighborhood matters to you for some reason, I would advise you to do your own online research or simply visit the neighborhood, both during the day and night.
Good luck to you.... more
