Most lenders will want to see stable job history & income. And being self employed makes things tougher too. Most self employed people use up so many tax deductions and show very little income, that it hurts you when you try to get a mortgage. But if you've been smart about it, and showed decent income for the past two years, you may not have a problem. Are you speaking of the Del Webb community? If so, those properties seem to be retaining their value quite well. Things to remember is this community has outstanding amenities and planned events for the occupants living in the community. Mt. Juliet Home Sales are generally up. However, prices are easing. You can expect to see about 5% reduction from a year ago.

Typically those type of properties are not listed on the Multiple Listing Service. However sometimes a Realtor will leave in the remarks his/her sellers are willing to explore the opportunity of a lease purchase. Nikki: Great question! Let's see if we can address the concerns you've raised.
First, realize the home has been on the market only 29 days; that's not a long time per se, unless you are in a situation where you must sell by a specific deadline time.
Second, what are the specific concerns regarding the yard and the master bedroom location that have been stated by the other agents? From the listing pictures, the yard looks well maintained and does not appear to have a drastic slope. Moreover, the master bedroom looked great!
Third) There is no "average" time a house stays on the market. How quickly a home sells is based on specific parameters set by the current market. For example, pricing is important. Is the home price AT the SAME level the current market bears OR is it priced 2-5% below that number to initiate a quicker sale? What marketing tools are being employed? Does the company have the cash available to put behind an aggressive marketing plan of the home? What technology venues are being used? Who are they targeting the marketing to? These are just a few specifics questions you should know. If you don't have these answers, meet with your agent to discuss just that. Find out if they're doing the same as other agents, or are they offering tools that are a cut above the rest?

Pretty vague info to get anything worthwhile in the way of a CMA from most agents on this site. Hopefully an agent from the area that has access to the local MLS will respond.

I am sorry to say I don't think a legitimate investor CAN help you. Do you have equity in the home? In short sale situations the banks require everyone to sign sworn affidavits that it is an 'arms length' transaction, meaning there is no relationship between the buyer and seller including a promise to rent the home or whatever, after the sale is complete. If you sign the affidavit and continue to live there it could be considered bank fraud. They used to make people sign that the owners would never live there again. It's a shame but that's just how it is.... more
