Another very important consideration is how close do you want to be from your work place. How many bedrooms and bathrooms would you need? Do you prefer one story homes, an apartment, a closed community, etc.
Finding a property under $200k may be possible, but further definition is needed to find the best spot for you.

Lenders require at least a 620 middle credit for a VA mortgage these days. Some even require a 640 or better.
The other concern is getting your "loan" approved through an automated underwriting system (AUS) with a score under 620 because they've been tightened up. If you're not approved through an AUS, your file is downgraded to a manual underwrite and those guidelines are more restrictive making it more difficult to get a final approval.
You may want to work with a mortgage professional that can help you bring your scores up first. It could be something simple like paying down your credit card balances and doing a rapid re-score to get your scores up in 2-3 days.

Why would you want to deal with owners directly? It costs the tenant nothing to work with a Realtor. Realtors are licensed and bound by ethical obligations to their client. An owner is not legally bound to be fair or to twll you whether the apt is in foreclosure.
I suggest working with an agent.

Its a good start to call your friends and family. I dont think there is a company that is handing you buyers or sellers. If it would be that easy there would be much more agents out there. Evetheir are to many allready.

Thank for your seeking advice on here. You made a smart decision. You will probably get multiple responses from people with varying experience in Real Estate. I don't know all the details but from an outside perspective it seems difficult the bank will accept an FHA offer. But if there is nothing else on the table then they may move forward with yours if they can't afford to drop the price any further. I'd say just express your interest further with your agent and be patient. Usually it takes them a few days to respond once the multiple offers are submitted.... more
