The best thing for you to do is hire an Arborist who can give you an idea if it is allowed to be cut down and what it would cost as an estimate. Seems like an easy job spend a couple hundred to find out the real cost.

Any time some one wants to sell they should have the right information, if you do not want to spend a few hundred dollars for an independent appraiser then at the minimum get a couple of knowledgeable Realtors to give you a fair market value. Then at least the decision what to sell it for becomes from a position of strength.

Typically properties that have Central A/C often do have higher asking prices. Often times a property has central A/C because it is either newer or has been renovated. It is not hard to add Central A/C if the property is heated by forced hot air as the duct work is already present. Wall A/C's are indicative of older style properties and are not put in much nowadays. If it is present, the A/C system can be replaced and upgraded, but a wall A/C is not much different than a window A/C other than where it's located.... more
Living anywhere in Newton is considered very desirable. That being said, the South Side of Newton and the North side have differences as far as the style of homes and also their high-schools. Some people prefer the old world charm of the North side which includes many older style homes built between 1880-1920 such as Colonials, Victorians, Tudors and Gambrels. Then there are those who prefer to be on the South side which is a newer neighborhood with more Ranches, Split-Levels, and Capes typically built between 1950-1970. The is a lot more newer construction homes on the South side as well due to the lot sizes being larger on average allowing developers to build larger homes. It is a matter of personal preference whether one would rather send their high-schooler to Newton South or North. Typically Rentals are advertised anywhere from 2-3 months before they are available. This is often subject to the current tenant's lease and when the landlord is allowed to show the property. You will have more luck with inventory beginning in May and June over the summertime.
