If you're on the mortgage, you're responsible. You signed the loan documents. How did your husband lie if he's not on the mortgage. You were the one who signed the paperwork and if it was based on false information, that could be construed as fraud (on you since you signed the paperwork). If you haven't already done so, you should start with your lender to find out how much you are pre-approved for. If you don't have a lender, please contact me as I can recommend one with several loan programs to choose from, low interest rates, and low closing costs who also closes on time.
If you already have your pre-approval letter, then contact me so I can get you set up with automatic email alerts of homes within YOUR search criteria and price range. That way you will be the FIRST to know when a listing hits the market! Call, email, or text me with your search criteria (city or cities, minimum bedrooms and baths, is garage or basement required, whether Townhouses and condos are okay or not, and price range). I will then set up a self updating website that shows just your property matches and you can mark them "Favorite", "Possibility", or "Reject" for easier viewing. You will love the advantage this gives you over other buyers for the same property!!" The properties will come from all three MLS's that serve this Northeastern Central Kansas area.
I will then set up showings once you contact me to do so and then lead you through the buying a home multiple step process one step at a time.

This is strange, but I'm answering my own question. A pleasant aroma makes an open house more inviting. I visited an open house last week. The sellers had cooked some kind of stew the night before. The house smelled like onions! Needless to say, I didn't even want to stay & look at the rest of the rooms.
I advise my clients to bake bread right before the open house (with a quickie frozen bread kit from the store). The house really smells like a home, not like a garbage can. People want to stay longer & leave the house feeling good about it.

I would suggest looking at craigslist. Most landlords are frugaland advertise in the most efficient manner.
Another method is to drive around an area that you like, and call on for rent signs.
For section 8 housing you might want to check with the city or county office that has jurisdiction for housing and neighborhood services.

The enitre area is "eligible" for the no money down USDA mortgage so I'm guessing that you're concerned about the listing passing the appraisal? As long as the home will pass an FHA appraisal and it doesn't have certain out buildings it should be fine for USDA.

I am puzzled why you are posted this question. You have a Realtor that knows your situation, knows the local market, and knows the subject property. They are in a much better position to offer advice than any of us.
The one piece of advice I will give you is to sit down and anticipate what your lives might be like in a few years and try to visualize how this home meets your family's needs. For example, as your children grow, is the yard large enough? Where can they learn to ride a bike?
Or as you get older, you may love the view but how do you like climbing 29 steps to the main floor?
Also, you could ask about the city's future development plans... A LOCAL Realtor can best advise you.... more
