I think it was overpriced to start, and now you're just "chasing" the market. You want to price it correctly from the beginning. The home was built in the early 1990s and says "tasteful updates", but honestly, I don't see that -- except maybe kitchen cabinets and granite counters? WHITE appliances are HORRIBLE in that kitchen. Those need to be updated to black at minimum or maybe even stainless. Bathrooms are outdated. Agent didn't hire a professional photographer, AND didn't even upload all the photos she could have -- we're allowed 25!!!. Pictures are everything.
Have you had many showings? If so, what has been the feedback? Does your agent followup with other agents to even get feedback on how the house showed, how well it's priced, etc?
In this market with such low inventory, there's no reason your home shouldn't sell. (if it's priced correctly, is marketed correctly, and shows well).... more
Most of the neighborhoods in Highlands Ranch are family friendly. I would focus on what type of home and where your comfort level is with price as there are children of every age in most neighborhoods.

They did have a lawsuit between the builder and the HOA over drainage but I believe it has been resolved. I sold a unit in there about 1 year ago. Fee free to contact me with any questions.
When your home went on the market your Listing Broker should have facilitated it being populated on Trulia. When the home sell or is withdrawn, it is that agent's responsibility to remove the listing from the site. Give him a call.

That is going to be very difficult for that price to find any units with much space and the bedroom count you are looking for. Highlands Ranch especially will be difficult. Buying should be less than rent if handled right and if you can get a good interest rate. Let me know if you would like to visit with a lender who can discuss a loan and possibly help you get ready. If renting is your only option, I also understand though I would say your best option might be to purchase and so if you can explore it, you may find many benefits. There is not a lot of options for rent and even not many for sale as the market has really gotten busy in the past 6 months.

Rent your old house? No. Rent in general? Probably. You can try property management but most places will pull your credit and obviously, that is not looking so great right this moment. I would suggest finding a place to rent on Craiglist, many landlords rent their houses themselves, times and money are tight, and not ALL will run a credit check.
This should allow you to rent, and work on repairing your credit, establish a trend of pays. Don't feel bad, we are all about second chances here in America, and even with the foreclosure, your credit is down but not out.
