I could recommend then to a great realtor. This realtor and I actually host fisrt time home buyer classes every month. The one thing to take into consideration though is to work with a lender that knows about the programs though. Simply because the realtors job is to help you find a hoem, where as the lenders job is to help you finance that home. The lender will have more knowlage about these programs and how they work than the realtor will and can help guide you in the right direction to finding the home that will work for you.

Sky Ridge Medical Center is an excellent facility. Since the hospital and medical practices opened, it is our facility of choice for emergency, general and specialty care.
I’ve lived in South Denver for over 12 years now, and have my Colorado Real Estate license for about 10 years. I currently reside in Highlands Ranch, 80130, but have also lived in the neighboring cities of Castle Pines North and Centennial, both of which have beautiful neighborhoods and homes in your price range and within minutes to Sky Ridge. I’ve helped various clients look for homes homes in all of the South Denver cities and am extremely familiar with the area.
Lone Tree and all of the neighboring cities, like Castle Pines North, Highlands Ranch, and Parker have top-notch schools, public, charter and private. All of these areas are centered on family, with in my opinion, Highlands Ranch being at the top of that list. Highlands Ranch is suburbia at its best and has some of the most spectacular mountain views on the Front Range. In your price range, as opposed to areas closer to Downtown, you’ll get more square footage, three-car minimum garage, likely mountain views (in Highlands Ranch, Castle Pines, or possibly Lone Tree) or golf-course location (mostly Castle Pines and Lone Tree).
Without talking to you about what you specifically are looking for in a neighborhood and home and what matters most, it is difficult to say which is best. Timing will likely also come into play. Also, is possible that school may dictate location?

I spoke to my Lender, Rich Oakely at Colorado State Bank and Trust and here is what he has available:
My 90% jumbo is available as an 80/10/10 to a max of $781,250. First is $625,000 and a second of $78,125 where we fund and keep both loans for servicing. This is available on an ARM product of 5, 7 or 10 years fixed then adjustable afterwards. For amounts over this I am capped at 80% LVT/CLTV.
If the Buyer is a Physician then I can do 100% LTV up to $750,000 or 90% LTV up to $1mm with NO MI required. This one only works for Medical Doctors and Medical Students in residency. Physician’s Assistants etc are not eligible.

I saw a foreclosure property with a wood flooring in the basement. Something looked odd so I pulled up one of the bad boards and found a lake. They had a leak somewhere and it was all collecting down there...... I stuck my camera in the hole and, yes, it was totally flooded.

I have 2 rental houses in Highlands Ranch. Both rent for closer to $1,700- a month.
I"m not inclined to lower the rents as I always get multiple people wanting to rent them. I advertise on Craig's List because that works. However, it's full of scammers and a dangerous place to shop.
(beware of people trying to rent their house that already went into foreclosure)
I've been to 3 local elementary schools and they all seem nice and modern. Douglas County is all good.... more

Colorado is a great place to live and Highlands Ranch schools have proven to be some of the best. Thunderidge has a great reputation for their academics as well as their sports programs.
Property Management is one of the fields that I am familiar with. I see you are in the mortgage business so agreements are something you are familiar with. In this environment, it is critical you know who your landlord is and whether the home you are looking at is in foreclosure or not.

Rent your old house? No. Rent in general? Probably. You can try property management but most places will pull your credit and obviously, that is not looking so great right this moment. I would suggest finding a place to rent on Craiglist, many landlords rent their houses themselves, times and money are tight, and not ALL will run a credit check.
This should allow you to rent, and work on repairing your credit, establish a trend of pays. Don't feel bad, we are all about second chances here in America, and even with the foreclosure, your credit is down but not out.

Yes, should be plenty of similar comps in Highlands Ranch.
However, the appraisal industry seems to be in a state of change....We have had a few problems lately. Your broker should do his own comps and politely offer them to the appraiser.
(we had an offer recently for full price. The buyers bank sent their appraiser out and he low balled it based on a nearby short sale. We showed our comps but ended up having to drop the price to close the deal. It was an FHA appraisal, which becomes somewhat of a public record for any future buyers)... more
I will be the first to answer no, unless you are using CHFA which has a program where you commit your tax refund to there second mortgage, but the rate on this program is higher than the typical CHFA program. The IRS and HUD ruled early summer that non profits could create a gift program in exchange of your future tax credit, but there are no orginizations which have taken on this challenge. This is a major flaw in the system which goes back to the arguement that many people can afford to make a monthly mortgage payment, but can't seem to save for a down payment (ie. therefore the creation of 100% financing). As mentioned below, HUD has a 100$ down program with a full price HUD purchase. If you aren't in the market for a HUD home www.mcbreo.com then I'd recommend a 3.5% gift from family and then it can be gifted back to them after you get the refund.

When we first moved here, we did have a rental agent who helped us. If you want her contact info, let me know.
When we came to move to another rental, I found the best place was on rent.com and craigslist. I actually found our second place in The Denver Post.
And when we came to rent our first house out, it was the sign on the house that drew our Rentor to us. So have a drive / walk around.

You can finance up to 10 currently. This may change down the road but the good news is if you have more than 10 you can still refinance those regardless of how many you have
Like most of the answers on here your price should be 300-400. I always recomend www.ashi.com to select your inspector. Inspectors on ashi have to meet very high standards to be on this site. Check it out when you have a chance.... more
