Larry, every market is different but pricing your home correctly is very important. Buyers are usually going to negotiate regardless of the price (bargain). If you price it way out of the market no one will even look at it. Are you selling this home yourself or are you hiring an agent? If you are hiring an agent to work for you ask them to look at the comparable properties that are currently listed and also what has sold in the last 6 months. This will tell you where you should be price wise. I say 6 months because if the buyer is financing the bank will require an appraisal. Generally, an appraiser will not go back longer than 6 months if there are enough comparable properties to use.

Generally there is not a fee to the Buyer when purchasing property.
Sometimes during negotiations depending on the circumstance it may be negotiated for the buyer to pay some of the fees.
There is no set amount to the fees, each transaction can be different. If you are budgeting budget a minimum of 3% of the sales price as that is the average fee (not a standard fee).

Criminal background: depends on the charge and how long it has been since conviction....almost sure that physical abuse, drug charges especially with the white powder will make it very challenging to find a home.
Income: how much income versus rent of home; how much debt shows up on credit report; if you have close to 50% debt ratio again will make it very challenging

You might consider the medical center area that would be east of U of H. You can purchase a condo or town home with a garage, $90,000-$150,000 range. You would likely need to plan on putting 20% down unless the lender can provide some special financing. Single family homes would be more expensive.
Depends on what you can afford. The medical center area is always popular so resale is good and rental opportunities for you if you don't want to sell down the road. This area is also close to downtown and the Galleria area to the west.

Anyone can promise you the moon but not everyone can show you the the evidence that their process works by simply allowing you to see the RESULTS.
Most brokerages operate on the business model that "IF you pay the fee you are ok with me." They will take anyone on board. One brokerage here in the Tampa area has 3,000+ agents and the brokerage does a whopping number of transactions....untill you ask the right question, one would think this mega broker is at the pinnacle of the real estate industry. Not so.
The right question for those who intend to make money, to be in business beyond two years is, "What is the average annual agent transaction for this office?"
Those brokerages who practice 'accidental' real estate will average around 9 transactions annually. Productive offices, the one you want to be a part of, average 17, 21, 35 transactions annually per agent. These results ARE the validation the system, compensation, training, infrastrucure and support actually WORK and produce RESULTS!
When you have identified the productive offices, beg, borrow, steal...do what you must to join a team or be assigned a mentor. Share your businesss vision/plan with your mentor then simply follow the directions provided. You will learn by doing and earn by completing and all done under the supervison of your mentor.
Be aware, you neither learn or earn warming a seat in a classroom. If you are ready to "hit the ground running" your choice should not be too difficult.
