My grandsons attend Farmington. 2009 and 2010 the program was great, then a management change occurred and quality of the program dropped as did the people hired to manage the kids in the afternoon. Just kidding, I am sure there are some mice somewhere in Germantown - probably no more or no less than Denver - but a rat controll problem....none that I know of. Germantown is considered by some an upperscale suburb of Memphis with a focus on growth controll and planned planning (that sounded redundant). Did some preliminary research for you. It looks as though this was a custom build. There's no information available in the MLS system, and public records don't show any permits pulled other than the owners of the lot.
Is there something you like in particular about this home? Are you considering building, additions, pricing, selling, buying?

Germantown is desirable for most folks, but before you put all your eggs into one basket, you may be happier to get an assessment of your needs. We have several other areas that might be equally appealing.
Let say you are wanting a 5 year or less 4 BR 2.5 bath with a 3 car garage for $300k.........it does not exist in G'town. That order would start at $450k and there are only 2 right now. Get my drift.
However, it is not to say, that Collierville, Lakeland, Arlington, or E. Memphis might have what you are looking for. Also, what your wish list might be.
Furthermore, enlist a savvy agent, because areas can be very deceptive. You may think you are in Germantown because of a street name, such as Germantown Road or Germantown Parkway. Very little of either streets are actually in Germantown -go figure.... more
If you'll notice, when you look at the pics of the insides of some of these homes there's none or very little furniture. I think it was 60 Minutes that did a piece on a lot of these people eating beans because all they could afford was the house payment!... more
The problem with an agent taking responsibility for this type of information is that it can change. If on Tuesday they tell you, and thus take responsibility for the accuracy for the information that there are no registered sex offenders in the neighborhood and on Wednesday one arrives, the agent didn't do anything wrong but you are still going to be ticked off. This information is generally available through state or county websites like the one I've posted below and I encourage my clients to do their own research by checking such sites and actually meeting neighbors prior to being fully contractually committed.
One other consideration, these sites can only tell you where the "registered" sex offenders are supposed to be. Often times, the unregistered and mobile ones are just as big of a risk. There is also the risk one moves in next door the day after closing. There is only so much you can do.... more

Who pays closing cost is negotiated just like everything else in the offer. Seller may be willing to assist with buyers closing costs but in no way are they obligated to do so. Many times they are rolled into the buyers loan provided the property appraises for the full amount and the lender allows it.... more

Glenalden is a wonderful neighborhood in an excellent area. It is in close proximity to everything, has a private lake, and sits across from Dogwood Elem. school.
The number of sales in this area are down by about 1/3rd, reflecting the fact that the number of listed homes available for sale is down by about 2/3rds.
The average price in this area is $354,781 and the max. price reported is $460,000. The average sq.ft. sold was 3465 and the max. sq. ft. sold was 4345.

TX...my husband is from Texas and we just got back from a mini vacation there this week. As a realtor, we can steer you in a certain direction but I highly recommend either of those areas and can look exclusively into those areas for you, at your request. Both are considered to be higher end communities/towns than others around them. Both are county schools, my husband teaches in Germantown, so I am very familiar with their schools from first hand experience but have only heard good things about Collierville schools as well. When are you looking to move? Housing is also comparable in both areas, I believe it may be a little less to rent in Germantown.
