I've seen homes sold in one day and others stay on the market a long time.
For you to get a real answer, I'd need to know what type of house, was it in good condition and priced right, etc.

Your ability to be approved is based on a combination of factors, most importantly credit score, amount of debt compared to income, and down payment.

An excellent way to determine what is going on in a neighborhood is to pull up online the Philadelphia Police Department's Interactive Crime Map and Stats. Additionally, I always suggest to my clients that they walk around the area that you are interested in at differing times of the day and evening. There is no better way to determine your comfort level in a community that for you to experience the surroundings.

On a regular purchase, the gap may or may not cause the title to be unmarketable - a title insurance company might want to make the gap an "exclusion," and the lender might not want to fund a property with that sort of exclusion.... more
I am a buyers agent and I think the most important things in this market are
1)Do you do Real Estate full time? If they are part time it is difficult for them to take you out touring and return phone calls in a timely manner, unless they are doing RE while working at their day job.
2) Will you be helping me through the entire process of buying a home? It's not just about finding a home for a buyer. They should be able to help you through the mortgage process, be there for inspections, make sure all paperwork is to the lawyers or whomever they need to be. Make sure you have set up your utilities, etc.
3) Once your in your home will they follow up and make sure you don't have any questions. This is especially important if you are not from the area. Doctors, Lawyers, schools, mechanics, camps, etc. We have alot of that info and if we don't we have the resources to get you some recommendations. I have even recommended a few financial advisors. Not to be technical but are you referring to quit claim deeds? If so are they for 1 property and from whom did the deed tranfer to and from(relationship). I cant imagine anything without a signature would be properly executed but that does not mean it is illegal.... more
I suggest getting with a real estate attorney. I am not an attorney and can not give any legal advise to you. It sounds like it is not legal, even if it was notarized, because all parties who have interest in the property must sign the document. Unless, of course, one or more of the owers of the property is/are no longer with us. In which case, this can depend on how the property was owned.
And this is where it gets pretty complicated, which is why I said to contact an attorney specializing in real estate.
