Hi Littleton Gal,
I don't have a specific answer for you since I am not local. If I were trying to determine what fair market value rent would be, I would check the local market. I'd make some calls and even perhaps visit a few. I'd also call a few property managers (yellow pages or references) and ask. You can also call the local MLS office and ask for names of property managers in your area and then call them. It may take a little work to get your answer. Make sure when you're asking about rent prices to have an idea of square footage, condition, and specific location. Some neighborhoods can command a little more rent because the area has more amenities or more upscale. Hope this helps. Good Luck.... more
Thank you for your quesiton. You should hire a property manager who will take care of the maintenance for you. Call me if you need help finding a property to invest in. I have a special service that I offer to help investors find properties that meet their needs and goals.
Thank you again,
The listing agent must be an aggressive marketer. The days are over when you can sit back with a listing and do nothing to market it and just put it on the MLS. We have been extremely disappointed in our Realtor. Won't use him again, won't recommend. You must have brochures available for the house. Don't just put your sign in the ground. Follow up on every showing. I'm disgusted at this point. Off the market.... more
Keep squeeking to your Realtor and ask him to keep pestering the listing agent to keep asking the bank for a response. Unfortunatelly the bank is in control of when they will respond to your contract. They are never in any hurry. They of course can continue looking at any other offers that may come in while you are waiting. It is never a sure thing to be buying from a bank.
Best of luck to you!

If you haven't already ruled out a house instead of a townhome then there are actually quite a few detached homes in that area for your price range. Here they are if you want to take a look: http://www.realasave.com/Search_execute.action?lng=-105.129025&lat=39.586586&zoom=14&propType=H,&maxPrice=300000&
A good site for checking out rentals is HotPads.com. Lots of photos and easy access to contact info if needs be. Best of luck to you.... more
