If they are first time home buyers, then you may have additional cost, and anything else agreed upon in the offer contract. In order to do that, they have to agree in writing - otherwise the title company will not be able to issue a clean title policy because they will fear the lender will not issue a release of their lien on the property. Put in an offer! If you are working with an agent, have your agent see the house just to make sure you didn't miss anything. Then sit sown with your agent to write everything up.
