Homeowners Association (HOA) fees are funds that are collected from homeowners in a condominium complex to obtain the income needed to pay (typically) for master insurance, exterior and interior (as appropriate) maintenance, landscaping, water, sewer, and garbage costs. The costs can be even higher when you have a marina, pool, etc. Therefore, the fees for a condo are specific to the costs of each particular condominium complex.

Not usual to see more than a duplex in Walnut Creek. More often than not, its a house with an in-law ot cottage type of things. Straight up duplex probably go for $600,000 to $800,000 depending on location. Recent 2/1 with a separate 1/1 on Coralie was $600,000. That is on the Northwest side of town, Larkey Park area. I can't remember the last 3 or 4-plex. Have to be over $1,000,000.... more
As long as one of the legal owners is 55+, you can live there. I have clients who own there and are rarely home. They bought in so they could travel and not worry about their home.

Sure. FHA requires 3.5% min down and conventional loans require 5-10-or 20%. Below 20% on any loan will cause there to be insurance (MIP or PMI) added to the loan payment. If you have a credit union they have more 0% down options.... more

This one shouldn't be practicing and I'm ashamed to call her a collegue. Contact the Bureau of Real Estate and file a complaint. Demand a copy of all executed documents and compare them to what you were given at the time you signed the agreements (you should have been provided copies of everything that you signed).
