Besides fresh paint and flowers, maybe add some trim around the windows, two tone paint, clean windows, nice walk way, flowers on the porch, nice front door. If the porch needs painting or the steps, don't try to save money.

Get rid of the negative distractions and accentuate the positives. Then carry that through the rest of the house all the way to the end of the property.
A buyer should be able to view the entire property without any negative distraction hitting them.
An example would be your hous was painted less than five years ago and looks OK. There is one spot that has cracked paint. First hose off the entire face and then fix the blemish. In the back you have a nice long view but the yard is overgrown. Fix the yard so that when buyers see the view they are not put off by the yard. When the buyer sees negatives they deduct value.
