Realtors are not allowed to comment on crime. It is considered as promoting one area over another based on demographics, which violates some of the equal housing opportunity laws.
However, you as a customer have all the rights to investigate.
You may contact the police and sheriff departments for that area and ask, they keep statistics on it.
You can also use free websites like www.Spotcrime.com , www.CrimeReports.com , www.CrimeMapping.com or www.mylocalcrime.com that collect such info....however for some of them we don't know how accurate they are or how frequent the data gets updated. I am assuming you don't mean a brand new built home but rather a resale home. To answer it depends on what the house has. In other words, there is no reason to get a septic inspection if you are on public sewer. And you would want a water test if on a well. No basement would pretty much illuminate the need for a radon inspection. You would want a home inspector and go from there. They often suggest other inspections that they can't do.... more
The thought is that the medical city complex is finally taking hold. On top of that home prices have jumped anywhere from 12 to 15 percent since January. The jump was attributed to many investors buying up inventory in the Orlando market causing a shortage of resale homes therefore driving up the price. But have you noticed how long the over priced homes have been on the market?
The investors are gone and homes are sitting a lot longer on the market especially if your in a development that has not been totally built out.
You can over price your house and wait a long time to sell it or price it right, sell it fast and move on. It all depends on your time table and need to make the move.

Sam, right now it's all about when will the VA open. When that happens there will be an extra 5,000 people in the area every day and then you will see retailers a lot more interested in investing and opening up. Gotta be honest though and say that I doubt big box stores are what the Tavistock people have in mind for the shopping area. Could be wrong but everything they done and said implies up market.... more
Did you actually look at the dates of the negative comments? There are no comments posted by parents for the current school year, only for the first year the school was open in it's own building.... more

I am not specialized in Lake Nona but what I can tell you is that rental demand is increasing in Orlando. Yes there are people that will rent around Christmas time but usually they want move in before or after the holidays. Your property condition and price also will make the difference between renting fast or not. Last time I spoke with the agent that works that area she told me usually is around 15 days to find a tenant.
You just need to make clear to the tenants that they need to give you proper notice and let you start showing the property 15-30 days before they move out so you have the shortest vacancy as possible and in exchange you will not charge a premium for the month to month. They will appreciate your help and try to help you get another tenant. (Assuming they like you :) lol ) You can write and addenda with the month to month details, when they are moving out, if there will be a price change or not.

It is all a matter of supply and demand and there is virtually NO supply in Laureate Park yet. Now that Nemours is opening you can expect to pay as much as $1,200 for a garage apartment over a 3 car garage.... more

As for what is the best value...that is a tough question. Village Walk, Waters Edge are more established than Laureate Park and also much smaller. Laureate Park is going to be a very large planned community. Visit www.learnlakenona.com
Laureate will be very "green" and loaded with great features like fiber optic to the curb. But, it could be 6-12 months for you to get the size house you want with a water view. Laureate Park is in the very early stages of development.
Eagles Creek is another possibility that is more developed than Laureate Park and more of a golf community.
On the rental side, I believe you will be able to rent very easily. With all the future people working in Medical City rental will be strong. I would use .75 - $1.00 per SF as a guide for rental.

Hi Gary, I think I said last week that you will not be able to rent for 3 nights in those areas. They are not zoned for short term rental. You should be able to find a home for 3 nights but it will be in a short term rental area down in Davenport or Kissimmee. It will be busy at that time of the year with holiday makers.
