Key factors to remember:
1. Attend a home buyer seminar to acquire the education.
2. Do not sign any documents before reading and understanding the document in its entirety.
3. Make sure you do a home inspection, preferably one you chose.
4. Require selling agents to pull sold comparables (sold homes within the same neighborhood that sold in the last 3 to 6 months)
5. Understand your Truth in Lending Statement (Read It!!!)
6. Remember You Are The BOSS
If first-time buyers would adhere to the mentioned items above, suprises can be minimum or elimated. Even the inspection phase has a due diligence period where the buyer can legally terminate the contract.

A good agent will help you to navigate through the multitude of obstacles in getting started with lending and working within your budget. Then, there's finding the right home. A secret here is that you're not so much looking for the perfect home, rather than eliminating the ones that don't work. Your agent will get better and better with helping you narrow the search with each you conduct online or in person.
Then once you find a home, there's negotiating for a home. You want someone skilled in negotiations. Most agents are not professionally trained in this area so ASK them about their background and recent successes on behalf of their clients.
After you find the home and get it under contract, you jump into the inspection phases. There can be a TON of surprises here, but if your agent has done their job well up to this point, then this is simply a next step.
And so it will go for every step of the way. On one closing we tracked 33 different individuals involved to get to the successful closing. EVERY one of them could have been a surprise for you, but with a rock solid agent, you'll avoid or prevent most or all of these.
