Hi Misael, we sell an average of 100 homes annually, many of them short sales, and have a 90% success rate getting them closed. Tims answer will provide you with the best list of qualified agents, although there are many agents now that are quailfied. I suggest you check with local agents and ask them how many short sales have they done.

Best bet may be to search the cdpe.com website. They have agents who go through extensive training and updates, and also agents who specialize in working with Short Sale Investor Agents.

I would think that most of your active agents in Arizona have worked a short sale a few times. If you decide to come up north (Prescott) check us out. 132 transactions last year most Distressed.

SHOWING FINANCIAL STRESS IS THE KEY TO HAVING SHORT SALE APPROVED ; THAT IN COMBINATION WITH LOOS OF VALUE.

I negotiate and fallow up with lenders directly. I will answer any questions for you and do not delegate the responsibility to anyone in a team. I do not take listings unless I can personally service the whole process. This is a very time consuming process and does not work well with agents that are overloaded.

I am a short sale specialist that has worked on both sides (buyer/seller) of the short sale transaction and I have closed many short sale transactions. Also, I work with a lot of investors on the purchase of residential, multifamily and commercial properties. When it comes to short sales, you need someone working on your behalf that not only has a thorough understanding of the process, but also an extensive amount of experience working them. The two most important questions to ask a prospective Phoenix short sale agent are, "How many short sales have you closed in the past year", and "What is your current success rate?". Agents that claim they have sold/negotiated "100's of short sales" usually means that they are part of a team or brokerage of several agents that have closed a "combined amount" of short sales, allowing them to hide behind their team/brokerage numbers. This form of false advertising is misleading to potential short sellers who think they are hiring a seasoned short sale professional, when in fact they aren't.

I would highly recommend that before you hire anyone, ask them to provide you with a copy of their production in the past year per the MLS. It's a simple report to run, and it may surprise you when you see the actual experience of some of those that make these outrageous claims.
