With that in hand, talk to some Lenders;
You might try the Navy Federal Credit Union, (I know there's an office on base.)
You should have at least two applications; get their GFE's and compare them.
Now, knowing what you can afford and having a Pre-Approval letter; you look for a Realtor to help you find your dream house.

It depends how much you have outgoing on a monthly basis towards car payments, credit cards, other mortgages etc. If you don't have ANY outside expenses, you could probably do about $1,750 or more including property tax and homeowners insurance. Also, you would need to qualify inclusive with any HOA dues and/or mello roos.

The best advice is to consult your loan agent or lender to see how your score is affecting your purchasing power and/or if there is a government program that helps you if you are a first time home buyer. We can do FHA loans with at least a 600 FICO. I would need to see a credit report and actually run it through the automated approval engine however to be sure however.
