The Forest has really changed over the years. Use to be very remote from Colorado Springs, not any more as more and more folks have built out there. Service are coming closer to the edge of the Forest as well. Many parts are in school district 20 and the other eastern part in school district 49. Both are good districts. First off I have to mention that Trulia and Zillow ARE NOT usable measures of the value of a property because they use out of date information to value a home. It's fun to play with, but not a substitute for a professional appraisal or even a Comparative Market Analysis or Broker Price Opinion performed by an experienced professional Realtor.
Secondly, by statute "the data-gathering period used to estimate the value of property for 2013 value shall be the 24-month period running from July 2010 through June 30, 2012. Only properties having sold within this 24-month time frame may be used as comparables when estimating a market value!" So this value does not represent the CURRENT market value, but the approximate value during the statutory time period.

Gertrudes are you asking what hospital is most near you at your neighborhood on Powers? St Francis Penrose, is East of Woodmen and Powers. Sounds like you are about to buy the most if not one of the most expensive houses in the Tabone subdivision. Is this correct? All the sold comps on the MLS are about $100k below the asking price you have stated so without knowing any specifics about the home or this transaction it is impossible to say what to offer nor am I implying what to offer.
Are you working directly with the builders salesperson? Or do have a buyers agent? I strongly encourage you to get the your own representation whether that be an agent or attorney to protect your interest not only financially but legally.
Quick example on new construction, upgrades and not having your own representation:
A client of mine bought their first home without an agent. It was new construction. They had the choice of a full basement or upgraded kitchen. The builders sales rep failed to tell them they could go back and upgrade the kitchen anytime but adding a basement would be extremely expensive if not impossible. Unfortunately, they chose the upgraded kitchen (the builders sales rep fully supported that choice/gee I wonder why???) and they where one of only a handful of homes in the area without a basement thus making resale difficult.

It is considered a declining neighborhood in some sections of Colorado Springs, maybe only about 10% of the city. The declining market classification will affect the amount of money you can borrow on a property.
I think it is a great time to buy in the city, especially if you know that you are buying at the right price. Your Realtor (if you don't have a Realtor I'd be glad to help) should be able to do a CMA (Comparative Market Analysis) for the house you are buying. This will give you a good starting point to make sure the house is priced correctly.
The square footage price varies vastly with different neighborhoods and different parts of the city. So it is a good starting point for comparisions, but you need to make sure it is comparable with other properties that have sold in the same area. Some areas of Colorado Springs are going to see more decline in prices, some areas are stables, and some areas are already starting to see an include.

The places where you make the most return is on kitchens and bathrooms. If you are thinking of updating I would start there. If the carpet needs to be replaced, I would suggest you do so. A fresh coat of paint wouldn't hurt either. Make sure your Realtor has your property staged so that the home is ready to be sold!

Hi Lynn, thanks for your question regarding the condo on Firefly Circle. I am not sure what you are referring to because there are two condos for sale right now, one for $37,398 and one for $40,000. One is under contract and it is listed at $39,900. This is southeast and the mountains are on the West side. Depending on the unit and where the windows are will determine the mountain view. Colorado Springs has biking & hiking paths throughout the city and the Santa Fe Trail goes from Fountain all the way North through Monument (North of Colorado Springs). There are association dues of $135/month here. The MLS states the association fee Includes: Common Utilities, Covenant Enforcement, Exterior Maintenance, Lawn, Management, Snow Removal and Trash Removal.
