If I were looking for a Realtor, the first thing I'd look for is whether I like them. If you're going to build any kind of relationship with someone, you've got to like their personality. People who clash won't do business well together. Second, I'd want to feel them out to make sure they know what they are talking about. Get a sense of their knowledge. If I give them a list of what I want and they don't know a house from a barn, then they aren't going to be much use to me. Lastly, but maybe not least importantly, I'd want some sense of their honesty and integrity. Personally, I wish a hand shale was a good bond anymore, but it's not. A Realtor represents you and protects your interest, so you have to be able to TRUST them with your word, your finances and your hopes and dreams.

Have you considered seller financing? It might work for you, In a typical seller financing transaction you purchase the house and the seller will finance the mortgage. You will have between 3 to 5 years to improve your credit and qualify to refinance the property.

There is a big difference between legal and ethical. I would imagine it is legal. Though it may be considered a breach of your contract, contract law is civil not criminal. Ethical? Who knows. It certainly is cheeky! Gutsy! I guess it falls under the category of, 'you'll never know unless you ask'. Just say 'no' and move on.... more
Are you looking to be in the Sun Lakes area, which has adult communities or more the Ocotillo area?
85248 includes both areas. Both areas have homes on the golf course and water. Does your agent have you set up on a search for homes meeting your criteria? If so, you are seeing all the homes listed in the Multiple Listing Service (MLS). We rarely see "pocket" listings these days (homes not in MLS). Serious sellers have their homes priced to sell. We are see a bit of a slowing in the Phoenix area market, which means listings are increasing and we are getting closer to a "balanced" market. As we go into the winter months we also will see more homes coming on the market in the Adult communities.
