Every brokerage company offers something different and has different fee structures. I would ask yourself, are you looking for leads from a brokerage or team or are you going to start up your own business from scratch. Most companies don't give out leads and you have to start from scratch. There are some companies that offer lots of training like Keller Williams but they do take a large percentage of your commissions. So I would call around all the companies in their area and ask:
1. What is commission splits
2. What are desk fee's
3. What do fee's cover
4. Are they any training, do I get a mentor
Then from there try to see what your needs are and find a company that fits your needs.... more
I am currently involved in a Hubzu.com transaction. It is not the smoothest way to do business. Everything seems very complicated and convoluted. We are on track to close, but it definitely takes more work on your end.
The "agent" who has the listing for the property seems to have licenses all over the country and I've never spoken to him nor do I have any contact information for him that doesn't link me to an automated system. I'm dealing with people all over the place. There is no one local and no one who can really help me with anything. Everything is very much angled in their favor and inflexible also.
I'm lucky that my client is understanding, laid back and trusts me. It hasn't been fun, but we should be closed in a couple of weeks and I think he got a good deal, so at the end of the day I guess it could be considered a good experience?... more
Market is moving too fast, if you lease for a year there is a possibility of increase in the value of the property. It has been improving rapidly for last couple of years. Irvine is not a mysterious city, it is one of the best cities in the US. SO if you can afford to buy do so. Timing is an important factor for making any decision, it is on your side. Are you paying all cash or trying to get financed. Most loan programs will not do fixup properties. The exception is if you have good credit and down payment there are a couple of government programs that may work for you. Give me a call and we can discuss it.... more

What company are you with? Sometimes website real estate companies offers incentives to specific real estate companies to use their software/website/search engines or if they have "x-amount" of agents using the same software. With SonicEagle's software (the company we chose to do our website and host) allow you also to upload your own photos and/or you can customize with unique or animated graphics of your own. I know with ours there were about 10 different templates to pick from (I am going off memory) and about 5 varying color schemes.
Again it is http://www.SonicEagle.com (which is located in or around Pleasant Hill, I believe) and they do a nice job on their websites. We have enjoyed their services and the search engine offered to our clients tremendously and have gotten great feedback from them. Customer service is just okay. Only drawback for me is that it is not Mac-Friendly website software to modify. BUT that is okay since it is Mac-Friendly for customers.... more
