I would ask around to your friends and family to see if they can recommend a good local agent. Once you've found one, ask them to recommend a good mortgage broker. You really want to get pre-approved and have all your mortgage ducks in a row. If you can't find an agent you could call any of the Douglas Elliman offices. Title services are a 3rd party fee.
Check with your attorney or title agent for what the title costs will be. I am guessing the 1st was based on an estimate from a title provider, and the 2nd was auto generated by the co., which is on the high to be safe by not disclosing too little.
Either way, the mortgage co. does not determine title fees.... more
If you are the buyer, the seller should be paying the transfer tax ...unless... you are purchasing a bank owned property in which case you may be stuck with it.
Again...the SELLER pays transfer tax.... more
