Price per square foot can be vary greatly builder to builder. We really avoid using it because so many builders will leave a lot out of their calculation. When we do calculate $/ft our price will include every possible expense other than land, so if you compare our price to other builders it would appear that we are more expensive but when the house is complete we wind up the same or less. Some things to watch out for are:
Slab cost variation due to topography and soil type?
Does the price include permits and tap fees or well and septic system?
Does it include architectural fees?
Does the price include foundation engineering fees?
How many bathrooms?
A new question on high end houses is how many kitchens? Prep kitchens are becoming very popular.

The best bet is do your homework, get references including from sub-contractors, interview the whole builder team select a builder and let them work to match your needs, wants and wishes to your budget. An honest builder will let you know if your home and your budget are out of line before you get too far down the road. I help lots of investors determine the best property to buy in good neighborhoods, that have a positive cash flow.
It is a good sum of money, however, and can get you started, but I'd suggest a different route. If this is your first investment property, put 20% down, and find a house to buy where the rent will cover the mortgage, insurance, and other fees (repairs, maintenance, etc). A well chosen property can even have several hundred dollars extra at the end of the month, and this positive cash flow is money you can put in your pocket, or save to purchase a second or third investment house.
Plus, since the Austin market is so popular now, homes are increasing in value year over year, so you can probably make a profit if you buy and hold for 5-10 years, and then decide to sell.

It may make sense to speak with a lender first to see where you stand. You also want to work on your credit to make it as good as possible and that first involves knowing what your credit is. From there you can see what options you may have. 19% is most likely excessive so I would look to see what options you have first and try to avoid owner financing if at all possible. If you do go owner financing make sure you use a real estate attorney and close in a title company to protect your interests.
