I would suggest getting an FHA loan. That way you can purchase the home outright and still get a great interest rate. Also, you may look into a HUD home. Some HUD homes only require $100 down.
I have been in the Meritage homes in Holly Springs and they are beautifully built and have many great details like cabinet built ins, granite island with seating in the kitchen, and trey ceilings. Really, these homes are nice and a great value.
Get a buyer's agent! The answer varies by builder and subdivision. You save NOTHING by not having an agent to represent you, and an agent can give you information that you cannot find on your own. I know that some people think of us like car salesmen... all rushing for the sale. But we DO offer a good service to buyers. Pick a good agent and put them to work!

Walden Creek is a great neighborhood... Nice amenities, great location, and the swim team is huge! The location in Apex is fantastic. I personally live in Cameron Park, just off of Olive Chapel. HUD properties are a gold mine. Are all HUD homes gems? No, but if you are diligent about looking daily for deals, they are there for the taking. I am a certified HUD agent and I have seen them!
