1st are you signing because they do not have sufficient cash if so get them the cash they need in the form of a loan that they will pay you back. 2nd if you are signing because they are looking to buy more home than they can qualify for, this is a dangerous risk and will leave you exposed.
If they are looking to have you on the loan for stronger credit, they should wait and get their credit up to qualifying level.

Any attempt to provide a 'RATE' is an exercise in futility....UNTIL you identify the property. Then, as others have pointed out, it is EXACTLY the same as buying a home any place else in the USA. The bank determines what insurance you must have.

Most lender have some type of special financing for physicians. A recent customer of mine used Fifth/Third Bank. One of their programs allowed 95%-100% financing with no MI (mortgage insurance). Conforming loan and nonconforming loan (jumbo loan) are available so the only limit of the loan is determined by the income of the borrower.
