I presume you mean to lease? (though those amounts could certainly cover a mortgage, presuming enough down, etc.). There's only three lease listings on the MLS in Eastside Costa Mesa right now:
Many, many rentals are obtained on websites like Craigslist and by simply driving around looking at "for rent" signs. (as many landlords skip the use of agents to market). Homes in this area - I live in and LOVE Eastside - range from 600k (fixer) to well over $1 million. Condos/townhouse 400+++. If you're local, I would say drive around. If you need assistance, myself and many other great REALTORS would be eager to help. I am also an attorney, and therefore pay special attention to lease terms, contract issues, etc., for my clients if I can be of any assistance.

Not impossible. You might have to put up an extra security deposit or pre-pay a couple months rent to make the landlord feel comfortable. Be upfront with the landlord about it though and explain your situation instead of him finding out by pulling your credit... more

You may want to try to rent from a private owner vs. a rental agency. That way you can explain your circumstances and you have the advantage of meeting the owner in person. Maybe even offer to pay some rent in advance. Good luck!... more
