Existing-home prices have increased for 13 consecutive months according to a recent report by the National Association of REALTORS® (NAR). Existing-home sales, which include recently purchased single family, townhomes, condominiums, and co-ops are currently on pace to reach 4.92 million annual units, up 10.3 percent compared to March 2012.

NAR chief economist Lawrence Yun sees demand outstripping supply. "Buyer traffic is 25 percent above a year ago when we were already seeing notable gains in shopping activity," he said. "In the same timeframe housing inventories have trended much lower, which is continuing to pressure home prices. The good news is home construction is rising and low mortgage rates are continuing to keep affordability conditions at historically favorable levels. The bad news is that underwriting standards remain excessively tight, while renters are getting squeezed by higher rents."

5 Reasons to Reduce Your Home Price

While the market is on the rebound, if you’re selling, you know that numbers matter when it comes to price. But how do you know if your price is too high? And when should you reduce?

Many real estate professionals believe that if the price is right, your home will sell, even in a down market. However, the keyword here is “right.” Below are five signs that may mean you need to reduce your asking price:

1. You’re drawing few viewers. Your house has been on the market for a while, but you haven’t had many buyers check it out.

2. You have viewers, but no offers. In opposition to No. 1, you’ve had a handful of buyers look, but no offers have been made.

3. Your home has been on the market longer than comparable homes. Make sure your home is priced comparably.

4. You can’t make upgrades. If you’re on a deadline (moving for a new job?) and you don’t have time to make upgrades—like an updated kitchen or a new roof—you may want to lower your price to entice buyers who know they will have to make those changes themselves.

5. The competition has changed. Keep up-to-date with your local market. Keep an eye on comparable homes, and check out newly added listings. Just because your home was priced comparably two months ago doesn’t mean it is still comparable today.

The right price can fluctuate, and both you and your agent need to stay on top of your local market to make sure your home is still in the right range. However, be wary of dropping your price too often.

Buyers may wonder if something is wrong with the house, or try and push your price even lower. Ideally, you want one price reduction. If you need to make more, consider pulling your home off the market for a few weeks and then putting it back on at a lower price.

Are Homeownership Tax Advantages at Risk?

You may be aware that Congress is considering changes to tax law that stand to negatively affect you as a current or prospective homeowner. According to the National Association of REALTORS® (NAR)—the largest trade association in the country, which advocates for real estate professionals and homeowners—as Congress pursues comprehensive tax reform it should focus on doing no harm to housing and America’s 75 million homeowners by maintaining current tax laws for homeownership and real estate investment.

NAR President Gary Thomas recently testified before the U.S. House Ways and Means Committee concerning Federal tax provisions that affect residential real estate. Thomas urged specific support for maintaining the current deduction for home mortgage interest. The mortgage interest deduction helps many families become homeowners, which is the foundation for a healthy middle class, and it is vital to the health and stability of housing markets.

Sixty-five percent of families who claim the deduction earn less than $100,000 per year, and as a percentage of income, the biggest beneficiaries are younger middle-class families.

“The mortgage interest deduction makes sustainable homeownership more affordable for millions of middle-class families; these families are the nation’s backbone,” said Thomas. “Protecting these hard-working Americans should be Congress’ top priority as it pursues comprehensive tax reform. On behalf of our one million REALTOR® members and millions of homeowners, we urge Congress to do no harm to housing.”

In his testimony, Thomas emphasized the fact that homeownership has had long-standing support in the country because of its many benefits to individuals, families, communities and to the nation’s economy.

Thomas explained that the current tax code contains housing-related provisions that help facilitate homeownership, build wealth for families and provide stability to communities. Altering these policies could marginalize current and future homebuyers as well as jeopardize the nascent housing recovery and the overall economy.

“REALTORS® know that homeownership is an investment in your future,” said Thomas. “NAR remains committed to preserving the current tax measures for homeownership so that millions of Americans can continue to build the kind of financial security that owning a home can provide.”

Thinking of Buying a Vacation Home?

Real estate markets across the country are seeing a similar trend: Buyers are taking advantage of the low mortgages by purchasing vacation properties. Specifically, they are buying homes in exotic locations, like at the beach or lake, or in the mountains for prime skiing.

While some of these buyers plan to use the second home as a vacation spot, many are thinking about the possible investment potential. Either way, some are running into trouble when it comes to mortgages. It may be hard to believe, but lenders are stricter with vacation home mortgages than for traditional homes.

Even with immaculate credit, getting a vacation home mortgage can be tough. If you’re thinking about purchasing that house near the slopes, or a lake-front property not too far from the kids, then consider how much it will really cost before you get your heart set on a specific property.
Vacation homes are often more expensive than a traditional home based on location alone, and as a result, lending is tighter. This doesn’t mean you should be discouraged, but it does mean you need to be hyper-aware.

Your credit must be great—720 or above for most lenders. The lender will also scrutinize your existing debt, property taxes, and the mortgage on your existing home.

Additionally, many lenders have been giving out “jumbo” mortgages for vacation and investment properties—mortgages with higher interest rates. Unfortunately, new mortgage guidelines put out by the Consumer Financial Protection Bureau will go into effect in 2014 and may put an end to these popular loans.

If you can afford it, you are better off paying cash than taking out a mortgage with sky-high fees.

Another thing you might want to take into account when looking for a vacation home? Location. Lenders heavily scrutinize the location of your future property.

While all markets took a property value hit, vacation destinations took the brunt of the real estate crash. If the lender thinks the home is in a location where prices may continue to drop, they may reject your loan application. Lenders may also be weary of giving out an out-of-state loan, or working with a location they are unfamiliar with.

A vacation home can be very rewarding, both in its ability to provide a relaxing escape for your family, and in its potential as an investment property. Just be sure to do your research before you jump on board the vacation home bandwagon.

House Hunting? Pay Attention to Outdated Wiring

Spring is here and home buying is in full bloom. I want to gently remind you that while "curb appeal" may attract you, it's the "guts" that should play a key role in determining whether or not a home is a good buy.

According to Ed Ingalls of Newington Electric Company, most people have no idea how dangerous wiring problems may be in a potential new home, even if they hire a home inspector.

Ingalls notes that about 80 percent of homes he sees have some level of outdated wiring. Whether buying a new home or assessing an existing home, there are red flags that wiring should be updated such as:

• An electric meter located in the basement
• Old, outdated fuse system
• Frayed or deteriorated main electrical cable outside of the house
• Rusted electrical meter box on the outside of your house
• Lights that flicker on and off or go dim
• Rusted and corroded grounding wire attached to the water meter
• Two prong outlets vs. three pronged grounding type electrical outlets
• Blowing fuses or tripping circuit breakers

Other warning signs that a home's electrical system needs attention include:

• Flickering lights, tripping circuit breakers or blowing fuses
• You hear the sound of electricity, such as buzzing, sizzling or zapping
• The circuit breaker panel or fuse panel in the basement is rusty
• Water dripping from your electrical panel when it rains
• Two prong outlets in the wall instead of three prong grounding type
• If you don't have GFI outlets (ground fault interrupters) in the kitchen or bathroom
• If you use extension cords to run your appliances or lights

Ingalls says all homes need to have at least a 100 amp service and may even need 200 or even 400 amp upgrades to accommodate wiring for today's appliances.

For instance, a modern household with normal everyday appliances would require a 100-amp service minimum, but a household that had a few additional items such as a hot tub and/or air conditioning would most likely need a minimum of 200 amps.

Ingalls further notes that most banks, lending institutions and insurance companies will require a homeowner to upgrade the electrical system before buying or selling a house. In doing so, it may also reduce one's homeowner's insurance.

4 Ways to Impress Your Lender

Lending is tight, and with the way the market is moving, it may be getting even tighter. But that doesn’t mean your dreams of owning that three-bedroom colonial should be dashed to pieces. It just means you need to impress your lender. Below are a few top tips:

Maintain job security. If possible, you should stay at your current job while building up your credit and zeroing in on that mortgage. Your lender will want to analyze your work history, and make sure you are reliable and have a steady stream of income. If you know you need to switch jobs soon, put off your home purchase until you are securely in your new position.

Fluff your credit. Your credit is key for securing a mortgage. If yours isn’t up to snuff, spend a year or so working on it before talking to a lender. How can you work on your credit? Pay down any credit card balances and stay on top of your bills. You should also check your ratio of credit available to credit used.

Trim your spending habits. You're trying to prove to your lender that you can manage your finances and debt. Putting a huge chunk of your salary toward a new car or that stunning living room set will raise a few eyebrows. Avoid excessive credit card purchases while gearing up for a mortgage application.

Save. This goes hand in hand with trimming your spending habits. Saving for your down payment will be very helpful when it comes to applying for a mortgage. Aim for 20 percent of the amount of home you can afford. A large down payment will prove to lenders that you’re serious as well as a good saver. It will also give you immediate equity and reduce your monthly payments from the get-go.

While securing a mortgage is a tricky process, it’s not impossible—and impressing your lender is only going to help.

How-To: Redo Your Deck for Summer

With spring in full bloom, homeowners are taking advantage of the weather and prepping their outdoor living spaces for the upcoming summer season. One main hangout for many is the deck. While there are a handful of different low-cost deck trends for 2013, homeowners can freshen up their existing space without breaking the bank by highlighting a few key elements.

The following updates are as easy as they are wallet-friendly.

Rock the railing. The railing is often the first thing guests see when they take a look at your deck from the yard or street, so it’s important to realize that this is more than just a safety feature—although functionality is important, too!

Make a statement and allow your railing to stand-out by switching up building materials. If you have a wood deck, it doesn’t mean you need to have wood railings. In fact, glass railings are a popular option today. Want to pass on glass? Look into composite or aluminum.

Pump up the posts. Your deck posts can get a quick revamp with post caps. Additionally, planter pots are becoming increasingly popular: Plant an herb garden or your favorite perennial right on your deck post. You can also look into posts with built-in lighting—some are solar!

Add spark to your spindles. The spindles between your rail posts, also known as balusters, can also be updated. Get a unique look by mixing and matching materials.

Love the lights. If you’re already proud of your outdoor space, spruce up your lighting to show it off at night. Look into recessed lights for the stairs, ornamental post lights, soft illuminating floor lights or eco friendly solar options.

If you want to take on a bigger project and give your deck a major facelift, consider redoing the base. Natural wood continues to be popular, but if you don’t have the time or money for wood, you can consider composite decking. Lots of consumers favor composite because it’s durable and low maintenance. And, many designs closely mimic real wood so you still have the aesthetic appeal.

NAR Reports April Increase in Home Prices

Existing-home sales haven risen again, showing 12 consecutive months of year-over-year price increases according to a recent report by the National Association of REALTORS (NAR). Existing-home sales, which include recently purchased single family, townhomes, condominiums, and co-ops are on pace to reach 4.98 million annual units, up 10.2 percent compared to February 2012.

NAR chief economist Lawrence Yun sees a strong housing market nationally. "Job growth in the improving economy and pent-up demand are causing both home sales and rental leasing to rise. Though home prices are rising much faster than rents, historically low mortgage rates are still making home purchases affordable," he said. "The only headwinds are limited housing inventory, which varies greatly around the country, and credit conditions that remain too restrictive."

4 Spring Updates to Protect Your Investment

When homeowners think about protecting their home’s assets, they may immediately think about large maintenance issues, like a new roof. But checking on—and updating, if necessary—small details can have a huge impact on the health of your home over time, saving you big dollars by warding off monumental repairs. Below are a handful of things you should keep up-to-date to lower bills and avoid costly repairs later on, regardless of whether you plan to stay or sell.

Check the ventilation
Spring can be wet, and a build-up of moisture can peel paint, cause mold and mildew and ruin flooring, carpets and fixtures. At the start of the season, check out kitchen or bath ventilation fans, and consider installing dehumidifiers anywhere prone to excess moisture. Check out basements and any overlooked crawl spaces, too, to make sure they aren’t prone to leaks. Homes can change over time, so just because you have never had a ventilation problem before, doesn’t mean you never will.

Give your AC some TLC
Spring is the perfect time to service your air conditioner, which will get it into its best shape for summer, and help extend the overall life of your system. Replace your air filters at the start of the season, and every 90 days of use.

Insulate, insulate, insulate
A well insulated home is going to have lower energy bills. By checking gaps and cracks around your home, and filling in any seals with a sealant, you can monumentally reduce your energy bills. According to the U.S. Department of Energy, as much as 40 percent of your home’s energy loss can be blamed on shoddy insulation.

Water works
Spring often brings rain, and excess water means excess strain on your plumbing. If you have a sump pump, check that it is in working order by pouring a few buckets of water into the sump pit and monitoring the response. Check all indoor and outdoor faucets. Turn on your hose—if there is a sudden leak inside your home, you may have had a frozen pipe that cracked over the winter and needs to be replaced. Also, you should consider replacing your water heater if it’s more than 15 years old; newer water heaters are more energy efficient.

2. Research the local hospitals. How far away will your potential new home be from a hospital? Is that particular hospital well established? Conducting some online research about the hospital's reputation is a good idea as well, especially for families with ailing members.

3. Check up on the school system. For those with - or planning to have - children, the school system should be one of the top areas of concern when considering a move. School ratings can be viewed online, along with various forums of parental commentary. What are others saying about the town's teachers, education, after school programs, etc.? If you can, ask others in your neighborhood about the schools, as their personal feedback speaks volumes more than an online report.

4. Research crime rates. Crime rates in a town or city are a large concern for many new homeowners. Visit the local parks both during the day and at night. How safe do they appear? What sort of police presence do you observe around town?

5. Dive deep into local amenities and public transportation. Convenience can be a make-or-break factor for a particular neighborhood, especially if you're relying on public transportation to get to work or schools. What kinds of stores are in the neighborhood and do the store hours match your lifestyle? Look into schedules and routes for busses, trains or taxis, if necessary.

A successful move doesn't solely depend on the property you purchase. To increase your family's chances of happily settling into your new home, do your due dilligence on the neighborhoods and communities you are considering. A professional real estate agent will also have a wealth of local expertise to tap into, so select the right person to work with. The more you know, the better home choice you'll make.

Buying a home is a huge step. Learning to maintain and improve it is a long series of baby steps, sometimes painful and sometimes rewarding.

To help get new homeowners off on the right foot, the editors at The Family Handyman –some of the sharpest DIY Veterans around—offer their best tips for choosing, maintaining and improving a home.

These hints include:
1. Scout the neighborhood: Ask questions. When you are checking out your future home, try going on separate occasions and different times of the day. Ask neighbors about the area, schools, etc. This will give you a real indication of what the people and place is really like. You’ll feel more confident with your decision to move in once you have done all the proper research.

2. Check crime stats: Before buying, get a report of police calls in the neighborhood. A bargain price may be due to the crime rate in the area.

3. Verify everything: Get the house history and insist on full written disclosure from the seller about remodeling, repairs, old damage, leaks, mold, etc. Check with the city or county, and get—in writing—the property's permit history, zoning, prior uses, homeowners' association restrictions and anything else you can find out. Forget “location, location, location” and think “verify, verify, verify!”

4. Get a licensed home inspection: This is extremely important. Don't let your real estate agent choose the inspector. Hire someone who works for you without any conflict of interest. Inspect the inspector before you hire. Ask to see a sample home inspection report. Comprehensive reports run 20 to 50 pages and include color photos showing defects or concerns. Also ask about the length of the inspection. A thorough inspection takes a minimum of three to four hours. You should walk through with the inspector, you’ll learn a lot about your house. You may pay more for a certified inspector, but in the long run, it’s worth it. For a list of certified inspectors by the American Society of Home Inspectors, visit ashi.org.

5. Get a home warranty: Piece of mind is important. A home warranty can save you from faulty appliances and you can get the brand new items you need.

6. Make a homeowner’s journal: Buy a ring binder and keep insurance papers, repair receipts and all other paperwork pertaining to the house in it. Storing all your house information in one handy place makes life easier for the homeowner and can be a sales “plus” when selling the house later.

7. Get to know your house before making big changes: Live in your home for 12 to 18 months before undertaking any major renovations such as additions or knocking down walls. What you initially think you want may change after you've lived there for a while.

8. Tackle one project at a time: It’s important to take it easy, one project at a time. If you tear right into the porch, kitchen remodel, and outdoor fence replacement at the same time – you’ll have the whole house and yard torn up at the same time. It might come together, but having everything going on at once will just add a lot of stress.

9. Check the furnace filter: Look for clues when it comes to the furnace. This can give you some insight into whether the previous owner took care of regular maintenance.

10. Don’t be afraid to DIY: Ninety percent of a DIY project is having the guts to try. Worst case—you mess up and then bring in the professional. Best case—you save money, learn something new and feel a great sense of accomplishment.

11. Finish projects . . . now: Don't learn to live with incomplete projects. If you do, the last couple of pieces of trim can linger for years!

12. Budget for trouble: The worst will happen sooner or later. As long as you’re prepared, it will just be an expense rather than a financial shock.

13. Ask neighbors about pros they trust: If you're looking for plumbers, electricians or other pros, ask your neighbors. You tend to get decent advice if you get it from people who live near you.

14. Offer to buy the tools too: You can always use more tools. If you buy from a couple that's downsizing, you might get a great deal if you purchase their garden tools, tractors, snow blowers and tools in general.

4 Ways Your Credit Card Agreements Could Change - for the Better

Do you remember the last credit card you signed up for? More importantly, do you remember the actual contract? While credit card agreements outline such essential information as costs, features, and terms of the product, they are often long, complicated, and written in legalese. Unfortunately, key information about interest rates, fees, billing, and payments is often surrounded by legal fine print.

That’s why the Consumer Financial Protection Bureau (CFPB) launched the Know Before You Owe project, a program designed to provide better consumer transparency in several areas, such as credit card agreements, so that consumers could have a better understanding of the prices, risks, and terms involved before signing on the dotted line.

With this in mind, the CFPB has created a prototype credit card agreement that is shorter, written in plain language, and explains key features upfront. This prototype is scheduled to be tested with the Pentagon Federal Credit Union to get on-the-ground consumer feedback before it becomes official.

Here are the four key improvements the CFPB prototype offers:

Shorter: The CFPB’s prototype is shorter – its word count is about 1,100 words, while the industry average for a credit card agreement is around 5,000 words.
Clearer: The draft credit card agreement has an easy-to-read layout and is written in plain language. It is organized into three simple sections: costs, changes, and additional information.
More consumer-friendly: The simplified agreement explains the prices, risks, and features of the credit card upfront, as opposed to burying it in fine print.
Consistency: The prototype establishes standard definitions for legal terms like “card” and “balance transfer” that are contractually necessary but largely uninformative to consumers. These definitions are based on standard industry usage and practices and will be housed online where consumers can readily access them. For consumers who do not have Internet access, the definitions will be available from their issuer in printed form. According to the CFPB, doing this allows for a plain language document that clearly explains to consumers how the credit card works.

Renovating? Why Building Codes are Critical

We’ve all heard horror stories about the remodeling project that needs to be torn down or redone because it didn’t live up to code. While many believe that investigating building codes is too confusing, time consuming and costly, the consequences of not getting the necessary permits before starting a construction project are both upsetting and expensive.

Securing a building permit before you start planning a renovation can also prove critical should you sell your home in the near or distant future. Potential buyers could request proof of permit for that room above the garage you added. Not having one is a risk most buyers wouldn’t want to absorb.

Building codes were designed to set public-safety standards for things like construction, maintenance, use and occupancy. Codes address all aspects of construction, including structural integrity, fire resistance, safe exits, lighting, electrical, energy conservation, plumbing, ventilation, and correct use of construction materials.

In order to make a change to your property, you need a permit that states your renovations coincide with all applicable building codes. Permits may be needed to cover projects such as the installation of foundations and sprinkler systems, the addition of a porch or deck, changes to driveways and room additions. These codes are modified often, and established and enforced by government officials or politicians. Enforcement tactics can include denying permits, occupancy certificates, or imposing fines.

Codes vary with location—each state, county, city and town can have their own specialized codes for things like electricity, plumbing, construction and fire. Typically, each code or permit requires separate inspections and inspectors. Inquire with your city hall to find out the correct department and process for securing permits.

Some homeowners avoid securing a building permit to avoid a potential increase in property taxes should the renovation result in an increase in the assessed value of the property. However, the extra precautionary step is vital and ensures you won’t suffer from repercussions such as hefty fines, or having to tear down your new deck due to improper construction or zoning. Taking the time to check on your local building codes and obtaining a permit will help ensure your renovation project goes smoothly.

What You Need to Know Before Refinancing

According to CoreLogic, a company that tracks national mortgage activity, an estimated 28 million homeowners could cut the interest rates on their loans by more than one percentage point if they could refinance. If you’re one of the many homeowners considering a refinance, here are some important facts you need to know first. Be sure to consult with your real estate agent and/or financial advisor, as well.

Make sure you are in good standing on your mortgage. As the President emphasized, refinances will be considered for those homeowners who have a good payment history and are current on their mortgages. If you’re currently underwater, a refinance is probably not an option for you. Consult your real estate professional about other options, including loan modifications and short sales.
Check your current credit score. Refinance candidates need to demonstrate steady income and good credit. Make sure your credit rating is up to snuff and see what immediate measures can be taken to improve it if it’s not.
Examine how much longer you plan to live in your home. If you are planning to put your home on the market in the near future, refinancing probably doesn’t make sense. You need to make sure you’ll be living in your home long enough to recoup the closing costs of the refinance.
Consider the length of the loan. Where you’re at with your current mortgage can play a significant role in your decision to refinance. If you’re close to retirement, for example, and your loan is almost paid off, refinancing could result in extending the life of your loan, ultimately costing you more. Also, if you're several years into a 30-year mortgage, your goal should be to refinance into a 15- or 20-year mortgage instead. Otherwise, you’re extending the number of years in which you’ll pay interest. Your refinancing goals should be short-term and long-term savings.
Find out the costs involved. Before you plunge into a refinance, find out the costs involved. Weigh these fees against the money you will save (contingent upon how long you plan to stay in your home) to make sure refinancing is the right step.

Unfortunately, in today's slowly recovering economy, many homeowners continue to find themselves in financial trouble. As a Member of the Top 5 in Real Estate Network®, I have worked with many clients over the past few years to help resolve their financial dilemma in the best way possible. There are many options available to distressed homeowners -- unfortunately, most people are not aware of what these options are.

To help clarify confusion and shed light on optimal homeowner options, real estate finance expert Marian Anthony, answers five questions distressed homeowners often have:

1. Should I intentionally default on my home mortgage?
You’ve probably heard of people "intentionally" or "strategically" defaulting on their mortgage, willing to take the hit to their credit in favor of freeing up cash flow in the short-term. Rather than defaulting, however, homeowners should talk with their real estate professional about the potential for a short sale. A short sale could lead toward the debt showing as "settled" on your credit. Walking away and allowing the bank to foreclose still allows the second lender to render a judgment -- and possibly garnish your wages. You may also have to file for bankruptcy to recover from the credit nightmare.

2. As a borrower, what are some ways I can gain leverage with my lender?
One way to gain leverage with a lender is to establish a "substitute mortgage" -- a security pledge that is offered to the seller's lender with a third party for a lesser amount of the current payment. Over time, this will result in a significant amount of collected funds that can be used as negotiating leverage to release the borrower from the debt, or dictate terms for a favorable loan modification.

3. Why have loan modifications and foreclosures become the predominant answer for so many in distressed property situations?
The reason why loan modifications and foreclosures have become the answer for so many is because many real estate professionals erroneously consider the short sale process to be too complex. It is essential to work with a real estate professional who is equipped with the right forms and contact information, and who knows how to orchestrate a short sale transaction.

4. Why is a short sale strategy more advantageous than a foreclosure?
The reduced payoff in a short sale can release you from the debt obligation. This often allows you to re-establish your credit faster and re-enter the market much wiser. A foreclosure can ruin a homeowner's credit and take much longer to recover from.

5. I’ve heard borrowers in default need a 'General Public Disclosure?' Why?
Many people are not aware of the alternatives available to them when facing foreclosure. Knowing your options, as detailed on a General Public Disclosure document, can make all the difference in establishing a deal that's in the homeowners' best interest.

7 Tips for Decorating on a Budget

In today's economy, homeowners are watching their money more closely and going out of their way to give their home a fresh look by working with what they already have.

As a Member of the Top 5 in Real Estate Network®, I have access to many great home improvement resources. Home decorator Lee Evanwood offers the following advice for homeowners who are looking to decorate while staying in budget:

Rub down and stain or repaint old wooden furniture. Take advantage of that old furniture you have sitting in your basement. Simply add new drawer or door handles to achieve a new look.

Can't afford a new sofa? Have the old one recovered. With plenty of fabrics in a wide variety of colors and patterns to choose from, recovering an old sofa is an easy and inexpensive way to create a new look.

Choose rugs. If the floor is already in good shape, you can get it refinished or try area rugs instead of carpeting. Not only are they chic and stylish, but they cost less, too.

Paint with a plan in mind. Try a neutral color on three walls, with a splash of color on the fourth. That splash of color can give you a starting point for further decorating.

Go with soft goods. A few new pillows or cushions that pick up the color on your accent wall can transform the look of a room. Add some inexpensive curtains, draperies or valances to help tie it all together.

There’s no way around it—everyone gathers in the kitchen. Often the heart and soul of our home, the kitchen is also one of the critical areas that contributes—or detracts—from the value of your home.
As a Member of the Top 5 in Real Estate Network®, I have witnessed over and over how the kitchen can make or break a home buyer’s decision. Whether you’re planning to put your home on the market soon or simply want to enhance the functionality and atmosphere of your home, a kitchen renovation is always a good idea—it will pay dividends in terms of value, whether in the near or far future.
Your kitchen remodel should be approached with careful consideration and planning to ensure the best outcome. As all kitchen experts will tell you, the best designs are based on the “work triangle”—the space among the prep area, cooking area and sink. A good kitchen design ensures that there is never less than four feet or more than nine feet between these areas.

Here are some other key tips to follow when planning your kitchen remodel:

1. Create a Budget. According to the Kitchen & Bath Association, while some remodels are more extensive than others, the average kitchen remodel costs between 10-20% of the home’s value. 5. Take Your Time. Don’t rush! Approach each of the above steps with careful consideration. Changing your mind after the project is started typically adds about $1,500 to the cost of a kitchen project.

6. Get Everything in Writing. No doubt you’ve heard a horror story or two of remodels gone wrong. When using a professional for a remodel, the written contract should list each phase of the project; every product, including the model number; and copies of each contractor’s license, and workers compensation and liability insurance to confirm they are current.

Owning a Home Essential to the American Dream, Survey Shows

Despite the challenging real estate market, people who don’t currently own a home report they want to buy a house, says Neil Newhouse, a partner and co-founder of Public Opinion Strategies. Top 10 Ways to Prevent Roof Leaks

While roofing problems are obviously exacerbated by rain, there are other insidious, but lesser-known sources that contribute to roof leak issues. Whether you’ve got a new home or an older one, most roof shingles, on average, can go 15 years without needing repair—but a roof can deteriorate well before the 15-year mark, and the longer you wait to repair it, the more expensive the repair will likely be.

By being aware of the various problems that can lead to major roof leaks, you can catch them early, avoid expensive repairs, and prolong the life of your roof. Of course, this is especially critical if you are approaching the home-buying or –selling process. Home inspection company Pillar To Post recommends that you keep a close watch for the following roofing red flags and correct them as soon as possible:

1. Incorrect shingle installation. Even the strongest shingles won’t stand up to rain if they’re not properly installed. Improper joint locations and a lack of underlay are two issues that are particularly hard to see, but can be extremely problematic.

2. Structural sagging. A sagging roof structure is often the result of moisture retention, and nearly always foreshadows, or coincides with, a leak issue.

3. Water “ponding.” Clogged roof drains and indented areas on flat roofs can cause water pooling—which is basically a leak waiting to happen.

4. Damaged nails. Even on shingles that have been expertly installed, nails are the first thing to show wear. Corroding nails leave microscopic holes that invite water in.

5. Improperly hung gutters. Gutter placement is critical and just a tiny shift caused by strong wind can tamper with the gutter system and divert rain onto the roof.

6. Moss. As moss gathers, it retains more and more moisture that you might not be able to see—until it starts dripping into the attic.

7. Insufficient insulation. Pre-1980s homes, in particular, may not have an adequate vapor barrier; if they don’t, a replacement is warranted—surface patching and minor repairs will just amount to wasted money.

8. A deteriorating chimney. Cracks, eroded joints or decaying caps in the chimney allow moisture and water to seep in.

9. Poor past repairs. From improper plastering to inadequately plugged-up holes, any past repairs that look like they’re DIY are probably not up to code and are not apt to provide leak protection in the future. Have a professional evaluate and correct as necessary.

10. Don’t forget the attic. Many leaks can actually originate in the attic so be sure not to terminate any vent or exhaust pipes in the attic.

With gas prices well over $4 in many areas of the country, however, reducing your car’s gasoline consumption is critical to reducing the impact the trip will have on your wallet. Adhere to the following top 10 mileage-friendly steps and start spending some of that gas money on yourself and your family.
1. Drive smoothly – Chill out behind the wheel. Aggressive driving habits—i.e., speeding up to red lights, slamming on the brakes—actually lowers gas mileage.

2. Slow down – Most cars get the best fuel efficiency between 45 and 55 miles per hour. Driving at more than 60 mph can cut efficiency by up to 23%.

3. Reduce idling – Get out of the drive-through lane and park your car instead. Idling wastes more gas than turning off the engine and restarting. If your wait is over 20 seconds, turn the engine off.

4. Use lower-grade fuel – Regular unleaded gas won’t hurt most engines, even if premium is recommended. Unless your engine starts to knock or ping, stick to the lower grade.

5. Travel light – An extra 100 pounds of weight in the trunk or back seat can reduce mileage by as much as 2%.

6. Go without AC – Turn on the ventilator instead. It’s the most fuel-efficient way to cool your car. But don’t open the windows. Driving fast with the windows open burns more gas than the air conditioner.

7. Replace or tighten the gas cap – Wait until you hear the click after fueling up. Fuel evaporates through loose or broken gas cap seals, reducing mileage by 2% or more.

8. Check your tire pressure – Improperly inflated tires have a higher rolling resistance, which reduces efficiency. Keeping your tires at the recommended pressure can increase gas mileage by 3% or more.

9. Change the oil – Energy-conserving or synthetic motor oil can reduce engine friction and improve efficiency by up to 2%.

10. Replace spark plugs – Misfiring spark plugs can cut gas mileage by as much as 30%.

Also, some states offer discounts to seniors who take special senior driving courses. As for home insurance, you need to maintain fire, theft and natural disaster coverage even if you have paid off the mortgage. Retirees can still get life insurance, but should expect to pay more for it, and premiums will go up as term policies come up for renewal. Premiums must continue to be paid for cash-value policies. As for health insurance, anyone enrolled in Social Security is automatically signed up for Medicare, but you may need to buy supplemental Medicare insurance if you are no longer covered by a group policy. Although they are the least expensive to buy, their short life and low efficacy compared to other lights may make them more expensive in the long run.
• Fluorescents – These bulbs use 25% to 35% of the energy used by incandescents and last about ten times longer. Improvements in technology have eliminated the flicker and noise associated with old fluorescents, delivering color temperature and color rendition comparable to incandescents. This lighting is great for kitchens and workrooms.
• Compact fluorescent lights (CFL) – These curly looking bulbs produce the same light as incandescents at just 20% of the power. They are a great choice for your lamps in most living areas.
• Halogen lights – Burning brighter and hotter than incandescent bulbs, halogen lights produce brilliant white light and have a longer service life. But they are more expensive and their hotter temperature could be hazardous in certain areas.
• High intensity discharge lights – These provide the highest efficacy and longest service life of any lighting type, and can save 75% to 90% of lighting energy when they replace incandescent bulbs. Because they take a few minutes to produce light when first turned on, they are best for areas where they stay on for hours at a time.
• Outdoor solar lighting – These lights are easy to install, are virtually maintenance free, and provide totally free electricity. Using solar cells, they convert sunlight into electricity, which is stored for use at night.

Top 10 Ways to Conserve Water

1. Don’t overwater your lawn. An easy test to tell if your lawn needs water is to simply walk across the grass. If you leave footprints, it's time to water. In fact, fewer, deep-soaking waterings encourage deep root growth and stronger turf. And don’t water on windy days when evaporation is greater.

2. Water in the early morning. As much as 30% of water can be lost to evaporation by watering during midday. Put mulch around trees and in gardens to further prevent evaporation.

3. Set your lawn mower one notch higher to make your lawn more drought-tolerant.

4. Shut the water off when shaving or brushing your teeth. Use Post-it notes as friendly reminders above the sink.

5. Use a broom instead of a hose to clean your sidewalk, driveway, or patio.

6. Forego the hose and wash your car with a bucket and sponge instead. According to EPA WaterSense, a hose left running can waste as much as six gallons per minute while a bucket and sponge uses only a few gallons to do the job. Try driving your car onto the lawn when you wash it and water your lawn at the same time!

7. Use the trash can. By using the garbage disposal less and the actual garbage more, you can save 50 to 150 gallons of water a month.

8. Run dishwashers and clothes washers only when they are full. If you have a water-saver cycle, use it.

9. Use a timer when showering. This will be particularly difficult to reinforce with teenagers but worth the effort—an extra five minutes in the shower could mean another 50 gallons down the drain! Use a moderate stream or, better yet, a low-flow shower head that has maximum force using minimal water.

10. Regularly check your toilet, faucets and pipes for leaks and have them fixed promptly. An easy test for toilet leaks: Place a drop of food coloring in the tank. If the color tints the water in the bowl without flushing, there's a leak. Check your water meter before and after a two-hour period when no water is being used. If the meter changes at all, you probably have a leak.

If you bank online, frequently check your deposit accounts and lines of credit to spot and report errors or fraudulent transactions, just as you should with traditional banking.
Never give your Social Security number, credit or debit card numbers, personal identification numbers (PINs) or any other confidential information in response to an unsolicited email, text message or phone call, no matter who the source supposedly is.
Don't open attachments or click on links in unsolicited emails from anyone you don't know or you otherwise aren't sure about. And watch out for sudden pop-up windows asking for personal information or warning of a virus.
Be on guard against scams hiding behind online coupon offers. Beware of any coupon site that asks for personal, financial or payment information, which can be misused by criminals.
Be careful if you download banking software onto a smartphone. The latest emerging threat comes from criminals selling malicious software for mobile banking, some even falsely displaying bank logos. These applications may contain spyware, and downloading them could give a hacker access to your bank account or payment card information. Only download mobile banking applications from a safe site, such as your wireless provider, phone manufacturer or your bank. When in doubt, contact your bank before downloading any banking applications to your cell phone.

Today’s real estate market is yielding great opportunities for home buyers, such as short sales. Short sales, however, can be a complicated and often frustrating process for both buyers and sellers. From home inspection company Pillar To Post (www.pillartopost.com), here are some important tips for pulling off a successful-short sale transaction:

1. Finding Short-sale Properties
Most short sales are listed by real estate agents on local websites and in MLS feeds. Because some lenders complain that identifying a property as a short sale enables buyers to lower their bids, agents will slip in terms that more subtly identify the listing as a short sale, such as:

"Subject to bank approval"
"Pre-foreclosure"
"Notice of Default"
"Preapproved by bank"
"Headed for auction"

2. Choosing a Real Estate Professional
Make sure the real estate agent you choose to work with has experience and/or certification in short sales. The buying process is often far more complex and far longer than a typical home sale, so a trained ally on your side can make your experience successful.

3. Investigate the Mortgage and Liens on the Property
Your agent must be able to: uncover how much the mortgage is worth; find out how much the current owners paid and when; find out how many liens are on the property; find out which lender is the primary lien holder; research comparable sales in the area.

4. Have a Home Inspection
Since many short sales are sold “as is,” with no contingencies allowed, having a home inspection is imperative. If extensive repairs are needed, the home may not be a bargain after all.

5. Write a Complete Offer
Remember, the lender—not the owner selling the property—decides whether your offer will be accepted, rejected or countered, so helping the lender will help support your bid. Be sure to include the following materials with any short-sale offer:

Cover letter
Signed owner/borrower short-sale purchase agreement
Seller hardship letter
Seller payroll stubs
Two years of seller tax returns
Market comparables
HUD-1 closing net sheet
Repair cost estimate
Pictures of property

6. Negotiate
If the lender rejects or counters your written offer, you’ll have to negotiate with the lender by making a higher offer. Be prepared to offer more money to close the deal, or to walk away if it doesn’t make financial sense.

7. Be Patient
In today’s market, short sales are overloading many lenders. Processing and decision-making times for some lenders can be quite long—up to a year or more. So make sure you’re prepared to hang in there.

How to Prevent Neighbors from Devaluing Your Home

Your troublesome neighbor may not just be a nuisance...but a drain on your property's value. According to the Appraisal Institute, a professional association of real estate appraisers, homeowners and potential homebuyers should be aware that problematic neighbors can significantly reduce nearby property values.

Less-than-stellar neighbors can include homeowners with annoying pets, unkempt yards, unpleasant odors, loud music, dangerous trees and limbs, or poorly maintained exteriors. A homeowner or prospective homebuyer should visit a street on several days at various times to learn more about what is happening in the neighborhood. A home’s proximity to a bad neighbor also can impact the rate of potential decline in value.

According to Appraisal Institute President Richard L. Borges II, MAI, SRA, external situations, such as living near a bad neighbor, can lower home values by more than 5 to 10 percent. Appraisers refer to this as external obsolescence, which is depreciation caused by external factors not on the property.

The Appraisal Institute suggests taking the following steps to help solve neighbor issues:

1. Speak with other neighbors. Get consensus when identifying issues, and approach the problematic neighbor together.

2. Look up original and updated subdivision restrictions. If talking to the neighbor doesn’t work, see if they’re violating any restrictions. If so, writing to the code office of the municipality and reporting the problem could spur an investigation into the nuisance. Depending on the offense, a call to the local health department also may be warranted.

3. Hire an attorney. If all else fails, the cost of an attorney likely will be less than the home’s potential loss in value.

When looking to buy or sell a home, also consult a real estate professional who is deeply entrenched in your neighborhood. An experienced agent will be able to identify potential neighbor problems and can help you troubleshoot the issue.

Here are some great energy-saving ideas to look at this spring:

Start at the top. Now is the perfect time to make sure your roof has adequate ventilation. As the weather gets increasingly warmer, heat builds up in your attic and good ventilation is critical to cutting cooling costs and protecting your shingles, as well.

Check your cooling system. An annual inspection is key to keeping your air conditioning system at peak performance. Early spring is the best time to call a local contractor to schedule a check-up. Make sure air conditioning units are free of obstructions inside and out. When embarking on spring clean up, be sure to trim bushes, and clear leaves and other debris away from your outdoor condenser.

Consider a furnace replacement. You may be using your furnace less as the weather warms up, but if it's an older model, now may be the time to take advantage of end-of-season sales to replace it with one that's more energy efficient.

Landscaping plays a part. Plant trees on the south and west side of your house to provide cooling shade.

In the do-it-yourself age we live in, many homeowners are ready and willing to take on home-improvement projects themselves. But while you may be ready and willing, the real question is, are you really "able?"

I have access to many great home-improvement resources thanks to being part of the Top 5 in Real Estate Network®. The following advice comes from HGTV's Carter Oosterhouse. Heed these suggestions before you embark on your next project:

Focus on projects that will pay you back. For example, if you're dealing with hot or cold weather, try to lower heating and cooling bills by properly sealing your home. Look for drafts around windows, doors, and vents,and then use caulk or weather stripping to seal them. It may not be glamorous, but it will pay you back down the road.
Know where to start. If you have never taken on a major project, start with spaces such as the living room, spare bedroom, or the garage -- rooms that won't limit your ability to function, says Oosterhouse.
Closet reorganization. Many times, people have maxed out their closet and have no more room to add, let alone organize. That's when it’s time to evaluate. Donate clothes you no longer wear to a charity, store seasonal attire in a separate location, and separate his from hers.
Break down a big project. Planning is essential. As Oosterhouse says, if you think you can just start up any big job without a plan, then you are in for a world of frustration. Know your capabilities and limitations.
Know where the biggest ROI is. The improvements that will most add to the value of your home include, the kitchen, the master bedroom and bathroom. These can boost your resale value and attract buyers who want a space that’s move-in ready.

Many people have weathered through some tough times over the past few years. But now, as things begin to look a little brighter, it's time to consider starting over the right way and with a plan.

As a member of the Top 5 in Real Estate Network®, I am well versed in credit and lending issues and can offer some great tips and information on taking the steps to once again qualify for a mortgage.

Here are some tips for getting your credit back on track:

Pay your bills on time: The FICO score, the dominant credit score used by lenders, gives the greatest weight to payment history, so make sure you consistently pay your bills on time.

Review your credit report: You're entitled to a free credit report once every 12 months from each of the three national credit bureaus -- Experian, TransUnion and Equifax. You should get a copy and check it for any inaccuracies. To get your free credit report, go tohttp://www.annualcreditreport.com.

Check your mortgage: You want to be sure that you don't still owe anything on your old mortgage. Sometimes proceeds from a foreclosure sale aren't enough to cover what's owed on the mortgage, which would leave you owing the difference.

Apply for credit: In particular, apply for different varieties of credit. Credit-scoring models value having different types of credit, so apply for everything from a credit card to a car loan but don't apply for too much credit at one time. Too many inquiries on your credit report will look poor.

Don't fall prey: Watch out for credit repair companies that promise to clean up your credit report so you can get a car loan, a home mortgage, insurance, or even a job -- after paying a fee for the service. "The truth is, that no one can remove accurate, negative information from your credit report," according to the Federal Trade Commission. "It’s illegal." Only the passage of time can assure that negative, but accurate, information on your credit report will be removed.

Study up - Find out about license and insurance requirements for contractors in your state. And before you call a contractor, know the model of your current system and its maintenance history. Also, make note of any uncomfortable rooms. This will help potential contractors better understand your heating needs.

Expect a home evaluation - The contractor should spend significant time inspecting your current system and home to assess your needs. A bigger system isn't always better; a contractor should size the heating and cooling system based on the size of your house, level of insulation, and windows. A good contractor will inspect your duct system (if applicable) for air leaks and insulation and measure airflow to make sure it meets manufacturers' specifications.

Get written, itemized estimates - When comparing contractors' proposals (bids), be sure to compare cost, energy efficiency and warranties. A low price may not be the best deal if it's not the most efficient because your energy costs will be higher.

Get it in ink - Sign a written proposal with a contractor before work gets started. It'll protect you by specifying project costs, model numbers, job schedule and warranty information.

Touch - Open house visitors will open all sorts of doors, cabinets and drawers and come in contact with banisters and window frames. Make sure all metal substances, like brass door knobs, and wood finishes, such as your master staircase, are brilliantly polished, clean and smooth to the touch.
Sound - Every home has certain sounds associated with it -- good and bad. Take advantage of any natural water nearby by keeping a strategic window or two open, or install indoor and/or outdoor fountains. Hang a birdfeeder in close proximity to an open kitchen window. If you own a grandfather or cuckoo clock, make sure it's wound. Conversely, unplug any electronics that might make disturbing humming or beeping noises, and close any windows that let in displeasing street noise.
Sight - While odds are most visitors have already seen your home online, nothing compares to this in-person visit. Inspect your house from all angles, starting at the front curb or driveway, all the way through to the basement, attic, and back door. Make sure your home looks its best from every angle -- even inside closets and cupboards. As you can imagine, less is more. Clean out the excess and arrange subtle vignettes that help visitors envision themselves living life in the various nooks and crannies of the home.

How to Secure a Sizable Down Payment

While today's real estate market presents challenges for many, it still remains an optimal market for first-time home buyers. Reasonable home prices, a healthy inventory and still-low interest rates create a winning combination for those looking to make the leap from renter to owner. In my years of experience as a real estate professional and a member of the Top 5 in Real Estate® Network, I have never seen such a perfect opportunity to purchase your first home.

As a result of tightened lending standards, however, securing a healthy down payment is even more important than ever. The days of zero-down loan programs are a thing of the past and more money on the table upfront can mean a faster approval for your loan and, perhaps, a better rate.

While you should be sure to leave some cash reserves in place to handle unexpected costs associated with your new home, there are several steps you can take to start building a sizeable down payment. Here are some worthwhile suggestions:

Set up an automatic savings plan. Every financial advisor will tell you that when money comes directly out of your paycheck and into a savings account before you even receive it, you will hardly notice the difference. For most, this was money spent on mindless discretionary purchases, anyway, from a daily latte to random online shopping -- chances are, you won't miss it at all.
Sell something. You might have a high-ticket item in your possession that you really don't use or need -- perhaps a boat, motorcycle or even an extra big-screen T.V. Cashing in any collectibles or assets can free up funds to go directly into your down payment savings.
Liquidate investments. Liquidating stocks, mutual funds, savings bonds or other investments can also help. Cashing in any extra assets will only add to your growing down payment sum.
Look into government programs. Talk to your real estate professional to see if you may qualify for a special home buyers program. For example, HUD's Good Neighbor Next Door program offers teachers, police officers, firefighters or other public servants extreme discounts on homes in certain neighborhoods.
Don't be afraid to ask. If there is an event coming up in your life that friends and family will most likely get you a gift for, don't be shy -- let people know you are saving to buy a home and would appreciate a check. Loved ones will be more than happy to contribute to this cause. If you're fortunate enough to receive a very sizeable gift, however, let your real estate agent know; lenders may want to know how your down payment was funded in order to make sure you can handle monthly mortgage payments on your own.
